Case No. BOA-2016-1. Address: 2254 & 2256 North Village Drive (James and Robert Miller). Six (6) Requests for the division of an existing parcel into two properties. 1 st – Request to decrease the minimum lot size from 9,000 sq. ft. to 5,250 sq. ft. for Lot 8A and 2 nd – Request to decrease the minimum lot size from 9,000 sq. ft. to 5,115 sq. ft. for Lot 8B as required in §400.160(E)(1) of the City of St. Charles Code of Ordinances; 3 rd – Request to decrease the minimum lot width from 75 feet to 37.48 feet for Lot 8A and 4 th – Request to decrease the minimum lot width from 75 feet to 36.5 feet for Lot 8B as required in §400.160(E)(2) of the City of St. Charles Code of Ordinances; 5th – Request to decrease the minimum side yard (west) setback from 7 feet to 0 feet for Lot 8A and 6th – Request to decrease the minimum side yard (east) setback from 7 feet to 0 feet for Lot 8B as required in §400.160(E)(5)(b) of the City of St. Charles Code of Ordinances. The property is zoned R-2 Two Family Residential District. (Ward 5) 2. Case No. BOA-2016-2. Address: 205 South Duchesne Drive (Droste Construction – Nate Droste). Request to decrease the minimum rear yard setback for a single-family residence from 25 ft. to 10 ft. as required in §400.150(E)(5)(c) of the City of St. Charles Code of Board of Adjustment Agenda 1  Ordinances. The zoning for the subject property is R-1E Single-Family Residential District.
