BOARD OF ADJUSTMENT AGENDA March 11, 2019 BOARD OF ADJUSTMENT: Don Garrison, Jr., Vice-Chair Nancy Corbin, Secretary Marita Malone Maureen Rogers-Bouxsein Todd Ryan Richard Alferman, Alternate Brian Andrzejewski, Alternate Bob Kneemiller, Alternate In accordance with Chapter 400 (Zoning Code) of the Code of Ordinances of the City of St. Charles, Missouri, notice is hereby given that the Board of Adjustment will conduct a public hearing on Monday, March 11th, 2019, at 6:00 p.m. on the fourth floor of City Hall in the City Council Chambers, 200 North Second Street in St. Charles, Missouri for the purpose of giving interested parties and citizens an opportunity to be heard on the following matters: Call to Order and Call the Roll 1. Case No. BOA-2019-01. Address: 38 Eagle Spur Court (Chesterfield Fence & Deck). Request to decrease the required rear yard setback for an attached deck from fifteen (15) feet to ten (10) feet as regulated in §400.620(A)(4) of the City of St. Charles Code of Ordinances. The property is zoned R-1E Single-Family Residential District (Ward 4). 2. Case No. BOA-2019-02. Address: Lot 1 of Block H of the St. Charles Heights subdivision, located northwest of the intersection of Barthel Avenue and North Benton Avenue (Tiffany Freund) Two requests. 1st - Request to decrease the minimum lot area for an existing legal non-conforming lot from seventy-five (75) percent (5,250 sq. ft.) of the minimum lot area standard of the R-1E Single-Family Residential District to seventy-one (71) percent (5,000 sq. ft.) as regulated in §400.780(B)(1)(a) of the City of St. Charles Code of Ordinances. 2 nd - Request to decrease the minimum lot width at the building line for an existing legal non- conforming lot from seventy-five (75) percent (45 ft.) of the minimum lot width standard of the R-1E Single-Family Residential District to sixty-six (66) percent (40 ft.) as regulated in Board of Adjustment Agenda 1 §400.780(B)(1)(c) of the City of St. Charles Code of Ordinances. The property is zoned R-1E Single-Family Residential District (Ward 1). 3. Case No. BOA-2019-03. Address: 180 Lee Ann Court (Pickett, Ray & Silver – Doug Tiemann). Request to decrease the required minimum lot area from 1 acre to 0.74 acres as regulated in §400.240(D)(1) of the City of St. Charles Code of Ordinances. The property is zoned I-1 Light Industrial District (Ward 4). 4. Case No. BOA-2019-04. Address: 1400 South 5th Street (Persona Signs - Chad Crom). Request to increase the maximum height for a building mounted sign from thirty-five (35) feet to forty-two (42) feet as regulated in §400.1490(A)(4) of the City of St. Charles Code of Ordinances. The property is zoned C-2 General Business District (Ward 2).
