Call to order and call the roll. 2. Approve the minutes of the December 19, 2016 Planning and Zoning Commission regular meeting. CONSENT AGENDA: Site Plan 3. SP-2016-30. (St. Charles Engineering & Surveying Inc.) An application for a Site Plan approval for a 3,600 square foot maintenance building at McNair Park within the A Agricultural District. The subject site is approximately 75.58 acres and is within Ward 10. PUBLIC HEARING: Conditional Use 4. Case No. CU-2017-01 (Bart Berneking) An application for a Conditional Use Permit from §400.230(C)(1)(a) specifically for In-Vehicle Sales and Service associated with an existing restaurant within the C-3 Highway Business District located at 2320 1st Capitol Drive. The subject property is approximately 0.68 acres in size and is located in Ward 2. SITE PLAN: 5. Case No. SP-2016-29. (Tevis Architects) An application for a Site Plan approval for a renovation of an existing structure within the C-3 Highway Commercial District, specifically to modify the exterior of the structure to accommodate a new fast food restaurant user at 2320 1st Capitol Drive. The subject area is 0.68 acres and is located in Ward 2. PRELIMINARY PLAT 6. SUB-2016-20. (St. Charles Engineering & Surveying Inc.) An application for a preliminary plat for Kensington Estates, a 6 lot subdivision within the R-1D Single Family Residential District located at 2943 Kandahar Drive. The subject site is 2.543 acres and is within Ward 6. SITE PLAN: 7. Case No. SP-2016-27. (Clayton Engineering) An application for a Site Plan approval for a new Childhood Care Center for the within the O-I Office Institution District, specifically to construct a 49,076 sq. ft. building at 1323 Boones Lick Road, north of Interstate 70. The subject site is approximately 4.33 acres and is located in Ward 2. SITE PLAN: 8. Case No. SP-2016-28. (Scott Whiteside) An application for a Site Plan approval for a new self- storage facility within the I-1 Light Industrial District, specifically to construct 6 buildings totaling 40,750 sqft on the south side of Harmstead Court. The subject area is 3 acres and is located in Ward 8. ADMINISTRATIVE: 9. Election of Chair, Vice-Chair and Secretary for 2017.
