Call to order and call the roll. 2. Approve the minutes of the November 21, 2016 Planning and Zoning Commission regular meeting. CONSENT AGENDA: Site Plan 3. Case No. SP-2016-25. (Capitol Land Company) An application for a Site Plan approval for updates to an existing retail building within the C-2 General Business District, specifically to update the façade at 2107 Zumbehl Road. The subject property is 25.47 acres and is located in Ward 6. CONSENT AGENDA: Site Plan 4. Case No. SP-2016-26. (Cullinan Properties) An application for Site Plan approval for a building within the PD-MU Planned Development-Mixed Use District, specifically to construct a building extension on Block 2000 of the Streets of St. Charles northwest of the intersection of Beale Street and Mullholland Drive. The subject area is approximately 5,909 square feet in size and is located in Ward 3. CONSENT AGENDA: Right-of-Way Vacation 5. New Stone Row – Barbour Street. Vacation of a portion of Barbour Street as shown on the Right- Of-Way Vacation Easement Exhibit. Property is located within Ward 2. PUBLIC HEARING: Rezoning 6. Case No. Z-2016-13. (St. Charles Properties) An application to rezone a tract of land known as 625 North Main Center, from I-2 Heavy Industrial District within the FPD Frenchtown Preservation District to I-1 Light Industrial District within the FPD Frenchtown Preservation District. The subject property is 7.42 acres in size and is located in Ward 1. THIS ITEM WAS TABLED AT THE NOVEMBER 21, 2016 PLANNING AND ZONING COMMISSION MEETING. PUBLIC HEARING: Rezoning 7. Case No. Z-2016-14. (St. Charles Properties) An application to rezone a tract of land known as 625 North Main Center, from I-1 Light Industrial District within the FPD Frenchtown Preservation District to PD-MU Planned Development Mixed Use District within the FPD Frenchtown Preservation District. The subject property is 7.42 acres in size and is located in Ward 1. THIS ITEM WAS TABLED AT THE NOVEMBER 21, 2016 PLANNING AND ZONING COMMISSION MEETING. SITE PLAN: 8. Case No. SP-2016-24. 1201 S 5TH Street (CEDC, Inc. – Paul Boyer) An application for Site Plan approval within the C-2 General Business District, specifically to approve a redevelopment of an existing commercial center at 1201 South 5th Street. The subject area is approximately 0.63 acres and is located in Ward 2. Adjourn The next regular meeting of the Planning & Zoning Commission is scheduled for January 30, 2017.
