MINUTES STERLING HEIGHTS HOUSING COMMISSION March 12, 2013 Call To Order by President Miller at 6:03 p.m. Pledge of Allegiance and Invocation. Roll Call. Present: Miller, Suwinski, Mattera, Venetis, and Walker. Also Present: Executive Director Stephanie Burgess, Regional Manager Sabrina Gaddy, Public Housing Manager Rachel Tononi and Maintenance Supervisor Jim Francis. Approval of Agenda. Moved by Mattera, support by Venetis, to approve the agenda as amended to include Insurance Renewal as item #5 under business. Ayes: All. Approval of Minutes. Moved by Venetis, support by Suwinski, to approve the February 12, 2013 minutes as presented. Ayes: All. Executive Director Report. Ms. Burgess advised the board that the public comment period for the Smoke Free Housing Policy was ending March 20, 2013. She also encouraged residents to submit their comments. Ms. Burgess then provided an update regarding the effects of the Federal sequestration order on the public housing and voucher program budgets. Monthly Financial Reports. Moved by Suwinski, support by Walker to approve the February 2013 Monthly Operating Summary. Ayes: All. Moved by Walker, support by Suwinski to approve the February 2013 Section 8 Voucher Program Operating Summaries subject to correction. Ayes: All. Service Coordinator Report The Social Worker assisted 12 residents with a variety of case management issues during the month of February Public Housing Report. During the month of February Schoenherr Towers was 98% occupied with 38applicants on the waiting list, 18 leasing calls received. Marketing action was taken through referrals by current residents, Macomb County Housing Sheet, internet, and the City of Sterling Heights website. There were 3 move-outs and 4 move-ins. Section 8 Report. Currently all vouchers are leased and/or issued. Maintenance Report. During the month of January there were 7 emergency service requests, 37 year-to-date. There were 125 service requests, 720 year-to-date. Two service requests carried over into March. Business. 1. Monthly Management Reports. Moved by Venetis, support by Walker to approve the monthly management reports as presented by Fourmidable. Ayes: All. 2. Housing Assistance Program Register & Utility Payables. Moved by Suwinski, support by Mattera to approve the Housing Assistance payments as presented by Fourmidable. Ayes: All. 3. Community Room Rental Policy. Moved by Suwinski, support by Walker, to approve the Community Room Rental Policy. Ayes: All 4. Subordination Consideration for Rehab File RRA-2003-14. Moved by Venetis, support by Suwinski to accept to subordinate the City’s position to Chase Bank and direct the Executive Director to sign the subordination agreement. Ayes: All. 5. Insurance Renewal. Moved by Suwinski, support by Walker, to award the Sterling Heights Housing Commission insurance renewal for March 2013 – March 2014 to Meadowbrook Insurance Agency in the amount of $32,158 under resolution 2013-3-2.
