MINUTES STERLING HEIGHTS HOUSING COMMISSION October 8, 2013 Call To Order by President Miller at 6:04 p.m. Pledge of Allegiance and Invocation. Roll Call. Present: Mattera, Miller, Suwinski and Walker. Excused: Venetis. Also Present: Executive Director Denice A. Gerstenberg, Regional Manager Sabrina Gaddy, Public Housing Manager Rachel Tononi, Maintenance Supervisor Jeannie Connelly and Service Coordinator Kristen Misener. Approval of Agenda. Moved by Mattera, support by Walker, to approve the agenda as presented. Ayes: All. Approval of Minutes. Moved by Suwinski, support by Walker, to approve the September 10, 2013 minutes as presented. Ayes: All. Executive Director Report. The architect is working on specifications for the new windows. The purchase of two new computers has been approved for the solarium as well as the addition of wireless internet in the solarium and community room. The City Manager sent a congratulations letter to the Sterling Heights Housing Commission for their outstanding Public Housing Assessment System (PHAS) Score Report from the U.S. Department of Housing and Urban Development. The Housing Commission did very well, scoring 98 out of a possible 100 points. The score is based on the fiscal year financial submission, a physical assessment of building conditions, appropriate use of capital fund dollars, and management practices. Monthly Financial Reports. Moved by Suwinski, support Walker by to approve the Schoenherr Towers Operating Summary. Ayes: All. Moved by Walker, support by Suwinski to approve the Section 8 Voucher Program Operating Summary. Ayes: All. Service Coordinator Report Organized Oncology presentation from Henry Ford Hospital. Provided resources for Arabic translations. Coordinated new bi-monthly visits from a local optometrist. Addressed numerous lease violations due to housekeeping violations. Public Housing Report. 98% occupied. 1 move out. 58 persons on waitlist. 0 new move ins. 31 leasing calls received this month. Section 8 Report. 35 families on voucher program. 4 searching for housing. 0 vouchers available. 58 on the waitlist. Maintenance Report. 2 emergency service requests, 68 YTD. 188 service requests, 2,057 YTD. Business. 1. Monthly Management Reports. Moved by Mattera, support by Suwinski to approve the monthly management reports as presented by Fourmidable. Ayes: All. 2. Operating & Voucher Program Summaries (Program Register & Utility Payables). Moved by Suwinski, support by Walker to approve. Ayes: All. 3. Subordination Request – 36715 Rowe Drive. Moved by Suwinski, support by Walker to approve the subordination request for Flora Husken for 36715 Rowe Drive under Resolution 2013-10-1. Ayes: All. Public Participation. Resident Robert Pendergast commented on the excellent police and fire services provided in the City of Sterling Heights. Police Chief Reese and Fire Chief Martin spoke about the millage to residents last week. Resident Council President Ina Jodway announced cider and donuts for residents on Halloween. Adjourn.
