STERLING HEIGHTS HOUSING COMMISSION
March 12, 2024
Call To Order by President Venetis at 6:05 p.m.
Pledge of Allegiance and Invocation.
Roll Call. Present: Szatkowski, Taylor, Venetis Absent: Terry, Walker
Also Present: Executive Director Teresa Jarzab, Sabrina Bollinger, Director of Affordable
Housing, LaKesha Calhoun, Jim Francis
Approval of Agenda . Moved by Szatkowski, support by Taylor to approve agenda. Ayes: All.
Approval of Minutes . Moved by Taylor, support by Venetis to approve the November 14, 2023,
minutes. Ayes: All.
Executive Director Report None
Election of Officers Moved by Szatkowski, support by Taylor to appoint Venetis as chairperson,
Szatkowski as Vice-Chairperson, Walker as Secretary
Monthly Financial Reports.
Moved by Szatkowski support by Taylor to accept the Schoenherr Towers Operating
Summaries
Ayes: All.
Moved by Szatkowski support by Taylor to accept the Voucher Program Operating Summaries.
Ayes: All.
New Business
1. Monthly Management Reports .
Bollinger informed the board about the Voucher program shortfall of approximately $3000
per month. We are working with HUD to acquire adequate funds.
Moved by Szatkowski, support by Taylor to accept the monthly management reports as
presented by Fourmidable. Ayes: All.
2. Operating & Voucher Program Summaries (Register & Utility Payables ). Moved by
Taylor support by Szatkowski, to approve the housing assistance program register and
utility payables as presented by Fourmidable. Ayes: All.

Agenda
1. Moved by Venetis and Seconded by Szatkowski, to re-appoint City of Sterling Heights
HUD Program Coordinator Teresa Jarzab, as Sterling Heights Housing Commission
Executive Director under Resolution 2024-03-01.
2. Moved by Szatkowski and Seconded by Taylor, to authorize Fourmidable to write off the
uncollectible amount as noted above and send to collections as appropriate under
Resolution 2024-03-02.
3. Moved by Szatkowski and Seconded by Taylor, to approve the Flat Rate Rent’s for
Schoenherr Towers based on HUD’s published Fair Market Rents, under resolution
2024-03-03.
4. Moved by Taylor and Seconded by Szatkowski, to approve the 2024 Utility Allowances
for the Housing Choice Voucher Program as presented, under resolution 2024-03-04.
Public Participation.
Resident extended their gratitude to the board, and staff. Resident stated that this is a great
place to live.
Venetis thanked the resident for the kind words, and acknowledgement of the hard work of the
staff.
Szatkowski asked about the laundry quarters, who collects them, are they deposited, what
happens to them.
Calhoun stated that once collected they are rolled up and deposited in the bank account, and
there is a line item in the ledger for laundry income.
