MINUTES STERLING HEIGHTS HOUSING COMMISSION November 14, 2023 Call To Order by President Venetis at 6:10 p.m. Pledge of Allegiance and Invocation. Roll Call. Present: Taylor, Venetis, Walker Absent: Szatkowski, Terry Also Present: Executive Director Teresa Jarzab, Sabrina Bollinger, Director of Affordable Housing, LaKesha Calhoun, Jim Francis Approval of Agenda . Moved by Walker, support by Taylor to approve agenda. Ayes: All. Approval of Minutes . Moved by Walker, support by Taylor to approve the October 10, 2023, minutes. Ayes: All. Audit Presentation . Hannah Bond updated the board on the audit. All items were within the standards. There were no financial concerns. Tenant files were audited, and minor clerical errors were recognized and cleared. There were no findings. Executive Director Report. Jarzab gave updates on upcoming events. Holiday dinner is December 15th at 4:00 p.m. Monthly Financial Reports. Moved by Walker support by Taylor to accept the Schoenherr Towers Operating Summaries Ayes: All. Moved by Walker support by Taylor to accept the Voucher Program Operating Summaries. Ayes: All. New Business 1. Monthly Management Reports . Taylor questioned if the 2 vacant units were ready to lease? Calhoun stated that they are being updated, and tenant interviews are starting. Francis gave an update on the Concrete repairs, lighting installed and possible options for covering smoking patio. Moved by Walker, support by Taylor to accept the monthly management reports as presented by Fourmidable. Ayes: All. 1 2. Operating & Voucher Program Summaries (Register & Utility Payables ). Moved by Venetis support by Taylor, to approve the housing assistance program register and utility payables as presented by Fourmidable. Ayes: All. Agenda 1. Moved by Walker and Seconded by Taylor , to approve the SEMAP submittal and Certification for the Housing Choice Voucher Program under Resolution 2023-11-01. Ayes: All Public Participation. Resident requested a light and cover for the smoker patio. A second resident requested the same. Walker asked if this could be completed by winter. Francis has vendors coming out to give us options, then we will have to go out to bid the project depending on costs. Francis gave an update from last month resident complaints; he stated that the flooring behind the mailboxes is epoxy and is not a trip hazard. The brick wall on eastside is white from natural minerals that discolor the brick, HUD has no objection to this, and the only options are to remove the brick wall or paint, neither option is being considered at this time. Frances stated the garage door will be painted in the spring. Francis stated wallpaper is falling and will be in the 2024 capital budget for removal and painting. Francis is looking for light covers that are missing in hallways, fixtures will need to be replaced as parts are not longer available, this will also be in the operation budget for 2024. Adjourn.
