SPECIAL BOARD OF ADJUSTMENTS MEETING
CITY OF TOMBALL, TEXAS
THURSDAY, DECEMBER 14, 2017
6:00 P.M.
1.0 The meeting was called to order by Chairman Brett Tynes at 6:00 p.m. Other members
present were:
Board Member Tina Roquemore
Board Member Jarmon Wolfe
Board Member Billy Hemby
Board Member April Gray
Others present:
Community Development Director – Craig Meyers
City Attorney – Loren Smith
Planner – Amelia Lindley
Assistant City Engineer/Board Secretary – Wesley Stolz
2.0 No Public Comments were received.
3.0 Craig Meyers, Community Development Director, announced the following:
• The next BOA meeting will be held on January 11th, 2018.
4.0 Motion was made by Board Member Hemby, second by Board Member Roquemore, to
approve the Minutes of Special Board of Adjustments Meeting of October 12, 2017.
Motion carried unanimously.
5.0 New Business:
5.1 Consideration to approve BOA Case P17-0146: Request by Rafael Michel Catalan
for a variance from Section 50-71(d) (Area regulations) to allow four lots to be a
minimum of 4,000 square feet where a minimum of 6,000 square feet is required, four
lots to have 90 feet in depth where a minimum of 100 feet is required and four lots to
have 45 feet of lot width where a minimum of 50 feet is required. The project site is
approximately 0.4 acres, legally described as Tract 131D Tomball Outlots located in
Tomball, Harris County, Texas, generally located at the northwest corner of Cherry
Laurel Street and Cherry Street, and is zoned Single-Family 6 District.

The Public Hearing was opened by Chairman Tynes at 6:03 p.m.
Amelia Lindley, Planner, presented the staff report with a recommendation of
approval for the area, width and depth variance requests.
Rafael Catalan, Applicant, (818 South Cherry Street, Tomball, Texas 77375) spoke
on behalf of the request.
Rene Garza, (918 Juniper Court, Tomball, TX 77375) voiced concerns with the
request.
Joyce Friesen, (919 Juniper Court, Tomball, TX 77375) voiced concerns with the
request.
Sandra Cox, (434 Cherry Laurel, Tomball, TX 77375) voiced concerns with the
request.
Deborah Corley, (434 Cherry Laurel, Tomball, TX 77375) voiced concerns with the
request.
Sherrie Meicher, (222 Southmore Street, Tomball, TX 77375) voiced concerns with
the request.
Hearing no additional comments, The Public Hearing was closed at 6:25 p.m.
Motion was made by Board Member Hemby, second by Board Member Roquemore,
to approve BOA Case P17-0146 with the conditions that the existing lot be divided
into no more than three lots that must front Cherry Laurel Drive with a minimum lot
depth of ninety feet. Vote was as follows:

Motion carried unanimously.
6.0 Motion was made by Board Member Roquemore, second by Board Member Wolfe, to

Notice is hereby given of a meeting of the Board of Adjustments, to be held on Thursday,
December 14, 2017 at 6:00 p.m., at City Hall, 401 Market Street, Tomball, Texas 77375, for the
purpose of considering the following agenda items. All agenda items are subject to action. The
Board of Adjustments reserve the right to meet in a closed session for consultation with
attorney on any agenda item should the need arise and if applicable pursuant to authorization
by Title 5, Chapter 551, of the Texas Government Code.

2.0 Public Comments and Receipt of Petitions (At this time, anyone will be allowed to speak on
any matter other than personnel matters or matters under litigation, for length of time not to
