MINUTES OF SPECIAL BOARD OF ADJUSTMENTS MEETING CITY OF TOMBALL, TEXAS THURSDAY, JANUARY 11, 2018 6:00 P.M. 1.0 The meeting was called to order by Chairman Brett Tynes at 6:00 p.m. Other members present were: Board Member Tina Roquemore Board Member Jarmon Wolfe Board Member Billy Hemby Board Member April Gray Others present: Community Development Director – Craig Meyers City Attorney – Loren Smith Planner – Amelia Lindley Assistant City Engineer/Board Secretary – Wesley Stolz 2.0 No Public Comments were received. 3.0 Craig Meyers, Community Development Director, announced the following:  There will not be a Board of Adjustment meeting in February.  The City of Tomball Comprehensive Plan stakeholder meetings will be held on February 6th and 7th. Information will be conveyed to each Board member regarding their specific meeting times and locations. 4.0 Motion was made by Board Member Gray, second by Board Member Roquemore, to approve the Minutes of Special Board of Adjustments Meeting of December 14, 2017. Motion carried unanimously. 5.0 New Business: 5.1 Consideration to approve BOA Case P17-0151: Request by Alec Hagberg for a variance from Section 50-69(d)(3) (Minimum floor area) to allow a single-family residence to be 800 square feet where a minimum of 1,600 square feet is required. The project site is 0.81 acres, legally described as Track 13U-2A(Prorated (3-6-2017) Abstract 34 J House, is generally located on the west side of Quinn Road, north of Zion Road at 30615 Quinn Road, in the City of Tomball, Harris County, Texas and is zoned Single-Family 20 Estate District.  Minutes Special Board of Adjustments Meeting January 11, 2018 Page 2 of 3 The Public Hearing was opened by Chairman Tynes at 6:04 p.m. Amelia Lindley, Planner, presented the staff report with a recommendation of approval for the area variance request. Alec Hagberg, Applicant, (31089 Quinn Road, Texas 77375) spoke on behalf of the request. Jim Hagberg, (30615 Quinn Road, Texas 77375) spoke in support of the request. Hearing no additional comments, The Public Hearing was closed at 6:12 p.m. Motion was made by Board Member Hemby, second by Board Member Wolfe, to approve BOA Case P17-0151. Vote was as follows: Chairman Brett Tynes Aye Board Member Billy Hemby Aye Board Member Tina Roquemore Aye Board Member Jarmon Wolfe Aye Board Member April Gray Aye Motion carried unanimously. 5.1 Consideration to approve BOA Case P17-0157: Request by Mark Counts to appeal the interpretation of an administrative official in regards to BOA case P17-0005 (1210 East Hufsmith Road) and, alternatively, a request to modify the decision of the Board of Adjustments in BOA case P17-005. The Public Hearing was opened by Chairman Tynes at 6:15 p.m. Amelia Lindley, Planner, presented the staff report. Mark Counts, Applicant, (1210 East Hufsmith, Tomball, Texas 77375) spoke on behalf of the request. Hearing no additional comments, The Public Hearing was closed at 6:21 p.m. Motion was made by Board Member Hemby, second by Board Member Gray, to approve BOA Case P17-0157 with the interpretation that the proposed gate shall be no closer than thirty-five feet from the property line.
