Applicant: Trenton Board of Education, re: Grace Dunn Middle School
9
Property Address: 401 Dayton St.
Block: 19809
Lot(s): 1
Redevelopment Area: N/A
2023 Zoning District: INST
Landmarks Historic Preservation District: N/A
Project Description: Applicant is seeking a minor subdivision to split the existing lot
which includes an existing educational facility. The applicant intends to construct a new
school on the newly created lots.
Mr. McGill updated the Board that this application is for a sub-division for conforming
lots and the planned project is able to be built as a matter of right. He clarified for the
Board the extent of their required review. Mr. Shonti Tager, Esq. for the applicant
introduced the project. Mr. Perry Lattiboudere was sworn in and summarized the
project. He is outside counsel to the Trenton School District. He noted that there is a
large school-age population in South Trenton that projects a 15% increase in
enrollment in the next 5 years, resulting in the need for a new school. He noted that
Grace Dunn Middle School will remain a school for 7th and 8th grade students.
Mr. Keith Ludwig, Professional Surveyor, was sworn in. He presented his credentials
and was accepted as an expert before this Board. He described the property under
consideration. He reviewed the comments from the Board’s professional’s memo. He
noted that notice was not provided as it is not required and there is no proposed
project at this time. He stipulated that they would comply with all filing laws. However,
there has not been a Map Filing law for 12 years so they will not be filing the
recommended application. The map Is consistent with the new Tax Map law. They
affirmed with the oversight authority that their map is consistent with all requirements.
Mr. Joseph Gray, of Bright View Engineering was sworn in and confirmed that the
Applicant has answered all of the outstanding questions and he is satisfied with the
application.
Mr. Tager noted that they are subdividing the lot to meet a requirement of one of the
agencies that is involved with the overall project.
Ms. Lisa Seriessyol, Senior Planner of Transportation for the City of Trenton, was
sworn in. She asked where the greenspace will be now that the sports field is being
used for the proposed new school. The Applicant indicated that the existing
greenspace will be smaller and there will be indoor athletic facilities to assist with
recreation.
