WALDWICK ZONING BOARD OF ADJUSTMENT
FORMAL SESSION
July 23, 2025
The Formal Session of the Waldwick Zoning Board of Adjustment was held on
Wednesday, July 23, 2025 at 8:00 p.m. and was called to order by Richard Cericola,
Vice-Chairman, who made the announcement of adequate notice of all meetings.

APPROVAL OF MINUTES:
A motion was made by Mr. Myerjack and seconded by Mr. Walsh for the approval of the
Minutes of June 25, 2025. The Minutes were approved as submitted.

CASSIDY 61 Evergreen Street

Ed Sherman, Architect Rear Addition, Add-a-level, Front Porch
NEW APPLICATION
Ed Sherman, Architect, appeared before the Board. Mr. and Mrs. Cassidy are on
vacation and unable to attend. He noted their proposal of an add a level which will just
go up and does not affect the side or rear coverage. They will match the existing front
yard that is already there. There is an exasperation of an existing non conformity, so a
front yard variance is needed. The portico will be above the existing stairs.
There was no one in the audience to address the Application.
Mr. Walsh noted that the proposal is similar to what other spit levels in the area have
done and felt it was a good application. The Board was in agreement.
A motion was made by Mr. Sanzo and seconded by Mr. Myerjack. A unanimous vote
was taken. The Application was approved.
JAMROS 54 MacKay Avenue
25-P Block 5, Lot 1
Ed Sherman, Architect Detached Garage
NEW APPLICATION
Ed Sherman, Architect, appeared before the Board. Mr. Jamros appeared before the
Board. The Applicant proposes a garage with the side facing Garibaldi Place. There is
7.5’ to the side property line existing. He would like to build a garage that it is not
thrown in his backyard. There is an existing driveway which would be extended to a free
standing garage. There is currently no garage. There is a small shed currently in the
back corner of the yard. This is a corner lot. Garibaldi Place is a cut through street;
everyone's side yard is facing Garibaldi.
There was no one in the audience to address the Application.
Mr. Walsh noted that the proposal fits in with the neighborhood and that it is a good
application. The Board was in agreement.
A motion for approval was made by Mr. Myerjack and seconded by Mr. Walsh. A
unanimous vote was taken. The Application was approved.
LICHTARSKI 84 Donald Place
25-Q Block 44, Lot 14
Ed Sherman, Architect Add rear covered deck, Extend roof eaves
NEW APPLICATION
Ed Sherman, Architect, appeared before the Board. Mr. Myerjack noted that he resides
on Donald Place, but is not on the 200' list. There was no objection to his participation.
Mr. Sherman noted that his client proposes to square off his house with an extension of
the existing roof over an 8’ x 22’ deck off the back. The rear yard faces Hudson Avenue.

There will be an exasperation of the existing side yard because of more building but does
not cut down on the amount of space. They will match the back roof line.
There was no one in the audience to address this Application.
Mr. Walsh noted that he is favor of the Application as it is an existing hardship based on
the placement of the house. The Board was in agreement it was a good application.
A motion was made to approve the Application by Walsh and seconded by Mr. Sanzo. A
unanimous vote was taken. The Application was approved.
LEONARD 42 Schuler Avenue
25-R Block 149, Lot 72
Ed Sherman, Architect Rear 1-story addition, Add-a-level, deck
NEW APPLICATION
Ed Sherman, Architect, appeared before the Board. Mr. Leonard appeared before the
Board. Mr. Sherman noted the narrowness and shallowness of the property which brings
up the variance items which are all existing. They are not extending any further with
anything new, just in line of the existing house. Required is 15,000 sq ft and existing is
6,000 sq. ft.; width required is 100’ and existing is 60’ wide; depth required is 150’ and
existing is 100’. The front yard sidebacks are 50’ and existing is 26.3’.
This is a split level type home and the proposed addition will be above the living room
for a master bedroom suite. The required front yard setback is 50 ' and existing is 34.03’
The side yard required is 10' and existing is 8.3’ on the right; total both sides is 19.9’
where 35’ is required. The new deck to the rear will be undersized and will not affect
the setbacks. All variances are existing non conformities that are being matched.
There was no one in the audience to address this Application.
Mr. Wekarski noted that it is a good application. Mr. Walsh noted the existing hardship
of an undersized lot. The Board was in agreement that it was a good application.
A motion for approval was made by Mr. Walsh and seconded by Mr. Sanzo. A
unanimous vote was taken. The Application was approved.
PANFILE 87 Highwood Avenue
25-S Block 29, Lot 13
Ed Sherman, Architect Front Porch
NEW APPLICATION
Ed Sherman, Architect, appeared before the Board. Mr. Panfile appeared before the
Board. Mr. Singer noted that Mr. Panfile is a member of the Planning Board, but as such
has no special privileges but does not keep him from accessing what any other citizen
can.
Mr. Sherman noted that the Applicant proposes a covered porch to enhance the
streetscape of their home. It is an undersized lot with a required width of 75’; and

existing is 50’. It is a narrow lot and a corner lot with Aster Place being the secondary
front yard. There would be 17.5’ existing on Aster Place and proposed with the covered
porch would be 12.3’. The left side requires 10' and existing is 5.2’. Total both sides
existing is 17.5, required is 25’.
There is existing 39.6% coverage, with the proposed porch it would be 43.22% which has
to do with the house, driveway and raised patio. The Applicant would like a nicer look
across the front of the house. Existing is an entry way with stairs to the side and will
match the new deck with what is there.
Front yard and side yard set back variances are needed. The proposal will enhance his
home and is not out of character with the neighborhood.
There was no one in the audience to address this Application.
Mr. Walsh noted the existing hardship and the undersized lot. He felt the proposal will
enhance the neighborhood. The Board was agreement.
A motion for approval was made by Mr. Sanzo and seconded by Mr. Myerjack. A
unanimous vote was taken. The Application was approved.
PIC 142 W. Prospect Street
25-L Block 138, Lot 1
2nd Story Addition over existing footprint
NEW APPLICATION
Bret Pic appeared before the Board. Mr. Mysliwiec explained that the proposed second
story addition is over the existing footprint. A front yard variance is needed. It is a
corner lot with 24.1’ existing and secondary 26.2’. The proposal is existing, it is an
undersized lot. The lot coverage is fine.
Mr. Pic noted that with three children and one bathroom they are in need of the additional
space. The distances are not changing,
There was no one in the audience to address the Application.
The Board was in favor of the Application. A motion to approve the Application was
made by Mr. Sanzo and seconded by Mr. Wekarski. A unanimous vote was taken.
The Application was approved.
DECHERT 18 Waldwick Avenue
25-M Block 76, Lot 15

NEW APPLICATION
Jason Dechert, appeared before the Board. Mr. Gallo, Attorney appeared before the
Board.

Mr. Singer noted that the notices that were published did not include all of the variances,
but does include statement of any other variances approved for.
Mr. Dechert noted their proposal to extend the deck to make it more family friendly.
They have a 12’ x 24’ above ground pool. The deck is 4.1’ from the side yard property
line. Mr. Dechert explained that this the safest location for the entrance to the pool
Scott Loverich, Engineer, Neglia Group appeared before the Board. Mr. Loverich noted
that the position of the ladder at the end would not take away from the space on the deck
for tables and that this would be the best egress and ingress at that end of the pool. The
pool width is within the setback.
The second variance is for lot coverage of 54.1%, which includes the deck. An unused
portion of concrete will be removed and the area will be planted with grass to reduce the
impervious area. There will be code compliant fencing around the property.
Mr. Wekarski expressed concern with child safety around the decking.
Mr. Dechert noted that he has spoken to his side yard neighbors and they have no
problem with the proposal. The neighbor has thick hedging which buffers their property.
There was no one in the audience to address this application.
The board was in agreement that it is a good application.
A motion for approval was made by Mr. Sanzo and seconded by Mr. Myerjack. A
unanimous vote was taken. The Application was approved.
