PLAN COMMISSION
MINUTES
A regular meeting of the Waunakee Plan Commission was held Monday July 29, 2014, at the Waunakee
Village Hall, 500 W. Main Street, Waunakee, WI.
CALL TO ORDER
Meeting called to order at 7:31 p.m.
ROLL CALL
Members Present: John Laubmeier, Steve Kraus, Gary Herzberg, Pat McGowan, and Brad Zeman.
Members Absent: Mark McGuire, and Bill Pellino
Also Present: Kevin Even, Tracy Meinholz, Bryan Kleinmaier, Mike King, Ed Freer, Jeff Davis, Chris
Richards, Bill & Rachael Tygum, and Phil Willems
APPROVAL OF MINUTES
Motion Kraus, second Herzberg, to approve the minutes from the June 23, 2014 meeting. Motion
carried.
PUBLIC COMMENT
None
NEW BUSINESS DISCUSSSION/ACTION
DISCUSS & TAKE ACTION ON HOVDE PROPERTIES SITE PLAN FOR RE-DEVELOPMENT OF
FORMER KOLTES PROPERTY
Mr. Even introduced the item and Chris Richards addressed staff concerns. Commission members asked
questions about stormwater, the Kwik Trip parking lot connection, traffic flow, & water main
connection. Mr. Even stated that the applicant will have to return to Plan Commission for approval of a
comprehensive signage plan, any future outdoor seating area serving alcohol, and a possible future
drive-thru.

Motion McGowan, second Zeman, to grant a parking exception and approve the Hovde Properties site
plan subject to the satisfaction of all staff comments to the satisfaction of the Village Engineer including
the condition that there be no charge to the Village for the easement to extend the new water main to the
property. Motion carried.
DISCUSS & TAKE ACTION ON SITE PLAN FOR LITTLE STROKES SWIM SCHOOL AT 1029
QUINN DRIVE, ARBORETUM OFFICE PARK
Bill & Rachael Tygum presented plans to relocate their swim school from Madison Country Day School
to a lot in the Arboretum Office Park.
Motion Kraus, second Herzberg, to approve the Little Strokes site plan subject to the satisfaction of all
staff comments, as follows, to the satisfaction of the Village Engineer:
1. Pathway in driveway to be 6 inch depth concrete
2. A photometric plan approved by Village Engineer
3. Landscape plan exceeding the point requirements approve by Village Engineer
4. A detailed plan for the mechanical area approved by the Village Engineer
5. A detailed sign approved by the Village Engineer
6. A detailed grading plan as recommended in July 18th Strand letter
7. Electrical extensions approved by Waunakee Utilities and paid for by applicant
8. Sign-off by the Arboretum Office Park architectural review committee.
Motion carried.
