PLAN COMMISSION
MINUTES
A regular meeting of the Waunakee Plan Commission was held Monday October 27, 2014, at the
Waunakee Village Hall, 500 W. Main Street, Waunakee, WI.
CALL TO ORDER
Meeting called to order at 7:30 p.m.
ROLL CALL
Members Present: John Laubmeier, Steve Kraus, Gary Herzberg, Pat McGowan, Mark McGuire, Bill
Pellino and Brad Zeman.
Members Absent: None
Also Present: Kevin Even, Tracy Meinholz, Ed Freer, Todd Schmidt, Bryan Kleinmaier, Kevin Klagos,
Dan Yoder, Scott Kammer, Pete Treinen, Dan Miller, Jen Mason, Eric Schmidt, Billy Van Wie, Gene

APPROVAL OF MINUTES
Motion Zeman, second Kraus, to approve the minutes from the September 22, 2014 meeting. Motion
carried.

NEW BUSINESS DISCUSSION/ACTION
DISCUSSION / RECOMMENDATION ON GROUND SIGN FOR FIRST CHOICE DENTAL, 1141
SIMON CRESTWAY
After a presentation and discussion, it was the consensus of the commission members that the ground
sign would add to the clutter of existing signs that would not be approved by today’s standards.
Motion McGowan, second Kraus, to defer back to staff to work with the applicant on alternative
signage. Possibly a ground sign attached to the base of the building or additional wall mounted signage.
Motion carried.

DISCUSS AND TAKE ACTION ON SIGNAGE PLAN FOR VILLAGE MOBIL
The applicant stated that the signage presented is 8 square feet over the allowable limit. They are
working with pre-made signs and asked for this to be taken into consideration.
Motion McGowan, second Zeman, to direct staff to verify measurements of the wall sign with the text
only, excluding the decorative banding, and approve with signage plan with the condition that the
electronic reader board comply with all Village code requirements. Motion carried.
DISCUSS AND TAKE ACTON ON SIGNAGE PLAN FOR 105 BAKER STREET
Motion Herzberg, second McGuire, to approve the signage for 105 Baker Street, with the limit of 20
square feet per tenant space. Motion carried.
INITIAL CONSULT AND EARLY START REQUEST FOR OCTOPI BREWING, LOT 23 OF
WAUNAKEE BUSINESS PARK
After a brief discussion and suggestion that the applicant plant trees to screen the large expansion wall,
motion Herzberg, second Zeman, to conditionally approve with final approval in November and to
allow the Village Engineer to issue an early start for the project. Motion carried.

Motion McGowan, second McGuire to adjourn the meeting at 8:48 p.m. Motion carried.
