Lockwood Ave Webster Groves City Hall Members’ Present: Angela Thompson, Chair; Carol Duenke, Vice Chair; Dr. Brian Bergfeld: Susanne Indelicato; Hilary Perkins; John Pierce; Jason Vasser-Elong and Jean Spurr Members Absent: Doug Stanley, and Karen Alexander, City Council Liaison. Others Present: Renee Tyler Deputy City Manager, Joe Rodriguez Building Commissioner 1. Roll Call - The meeting was called to order at 6:30PM by Chair Angela Thompson. 2. Approval of minutes – A motion was made by Commissioner Vasser-Elong and seconded by Commissioner Duenke to approve the November 12, 2024, as written. Upon a vote, the motion passed unanimously. 3. Pg 1 3185 S Brentwood Blvd: Certificate of Appropriateness to demolish single-family dwellings converted to commercial business. 6. Staff Recommendation Staff have reviewed the request for the demolition of the single-family dwelling that has been converted to a commercial business at 3185 S. Brentwood Blvd. • The existing structure was built in 1925. • The city has found no records pertaining to a historic property inventory sheet for the subject property. • The property has not been previously identified as an at-risk property that should be looked at for a possible designation. • The structure is a 1.5-story building, identified at approximately 1818 square feet in gross floor area. • The applicant has submitted photographs identifying existing conditions of the structure’s exterior. • The applicant purchased the property on May 8, 2024, for $475.000. County records list this as a residential structure. This building is in a PC zone district. Staff recommend further analysis. The Commissioners reviewed and discussed the property information, and all decided it should be tabled for further consideration. Conversations surrounding how or who would collect the information, all will look and gather information to bring to the next meeting. The motion was made by Commissioner Sue Indelicato to table this request, seconded by Commission Vasser-Elong. 7. Old Business None 8. Meeting adjournment The motion was made by Carol Duenke and seconded by Commissioner Hilary Perkins; Chair Thompson adjourned the meeting at 6:58 PM.
