WEST VALLEY CITY PLANNING COMMISSION Study Session May 2, 2018 The meeting was called to order at 3:32 p.m. by Chair Meaders at 3600 Constitution Boulevard, West Valley City, Utah. WEST VALLEY CITY PLANNING COMMISSION MEMBERS Brent Fuller, Clover Meaders, Martell Winters, Cindy Wood, and Harold Woodruff ABSENT Mathew Lovato, David McEwen, and Darrick Porter WEST VALLEY CITY PLANNING DIVISION STAFF Steve Lehman, Steve Pastorik, and Brenda Turnblom WEST VALLEY CITY ADMINISTRATION Brandon Hill ZONE CHANGE APPLICATION Z-7-2018 PETITION BY RUSSELL PLATT REQUESTING A ZONE CHANGE FROM C-2 (GENERAL COMMERCIAL) TO RM (MULTIPLE UNIT DWELLING RESIDENTIAL). THE PROPERTY IS LOCATED AT 3579 SOUTH REDWOOD ROAD ON 2.01 ACRES. (STAFF - STEVE PASTORIK AT 801-963-3545). Discussion: Steve Pastorik said modern townhomes are being built in this area. They are 1900 sqft, not including basements, with extra storage in the garages. The developer wants to expand the RM zoning to develop more townhomes, while reserving the frontage along Redwood Road for two commercial buildings. Planning Commission Study Session May 2, 2018 Page 2 The original plat was approved in 2016. Since then, several alterations have been proposed. 100 sqft will be added to the living/kitchen areas. All but two of the 96 townhomes will have rooftop decks. Enclosed staircases will give access to the rooftop decks. Townhomes sales so far have all been over $300,000. Steve Pastorik reported we are working on sprucing up some of the finish elements. We are discussing the replacement of some sections of the parapet with railing for a more open feel, also adding a cap on the top of the building and scoring on the back of the building for a more finished look. Steve Pastorik commented that this unique property has amazing views of the Wasatch from the rooftop. The Planning Commission may want to tour this property. The Planning Commission will vote on the change of zoning and update the development agreement to include some of the new renderings.
