The meeting was called to order at 3:30 p.m. by Clover Meaders at 3600 Constitution Boulevard,
West Valley City, Utah.

SUBDIVISION APPLICATION
SNC-1-2019 WEST VALLEY CITY COMMUNITY AND ECONOMIC
DEVELOPMENT IS REQUESTING CONSIDERATION TO CHANGE A
STREET NAME IN THE WEST VALLEY TRUCK CENTER
SUBDIVISION. THE REQUEST IS TO CHANGE LAMPERT LANE TO
PREMIER TRUCK COURT. THE LOCATION OF THE STREET NAME
TO BE CHANGED IS 2305 SOUTH 5370 WEST. (STAFF - STEVE

Discussion: Steve Lehman said the businesses surrounding this property are all
trucking related. Roger Penske recently purchased Freightliner at the WV Truck
Center Subdivision. The current owner, Bart Wanrer, decided to name this road
in honor of Mr. Penske’s racing team, Premier Racing. The name, Premier, was
already taken in Herriman City, so the word, Truck, was added.

Commissioner Fuller asked if the City receives sales tax from the sales of trucks
and trailers. Steve Lehman answered that the sales tax goes to the State.
C-14-2019 APPLICATION BY TAYLEX INDUSTRIES REQUESTING
CONDITIONAL USE APPROVAL FOR A FOUR-UNIT DWELLING.
THE PROPERTY IS LOCATED AT 1512 WEST 3395 SOUTH ON .23
ACRES AND IS ZONED R-4-8.5 (FOUR UNIT DWELLING
RESIDENTIAL). (STAFF - BROCK ANDERSON AT 801-963-3361)
Discussion: Brock Anderson said this property received conditional use approval
for a 4-plex last July. The application expired because they did not obtain a
building permit. This new conditional use request is the same as the last.
Brock Anderson said this property was platted in 1979. This particular lot was
reserved for stormwater detention. When the subdivision to the north developed,
an underground drainage pipe was installed, which opened this lot for
development. Six different variances were approved on the property, due to storm
drain and sewer easements along the property lines, mainly regarding setbacks.
Each unit in the four-plex will be about 1,000 sqft, with three bedrooms and 2
baths. The unfinished basements will add 500 more sqft of living space when
finished. There will be two parking spaces per unit with covered carports for four
stalls.
There being no further business, the meeting adjourned at 3:40 p.m.

SNC-1-2019 West Valley City Commercial and Economic Development is requesting consideration to change a
street name in the WEST VALLEY TRUCK CENTER SUBDIVISION. The request is to change
Lampert Lane to Premier Truck Court. The location of the street name to be changed is 2305 South
5370 West.
CONDITIONAL USE APPLICATION
C-14-2019 Application by TAYLEX INDUSTRIES requesting conditional use approval for a four-unit dwelling.
The property is located at 1512 West 3395 South on .23 acres and is zoned R-4-8.5 (Four Unit
