A review of drawings A-1 through A-4, dated November 21,2016, prepared by DeVita Architects, indicates the proposed construction of a three(3) family dwelling. The existing building lot is located in the RM-2.5 Zone and is non-conforming with respect to minimum lot area of 5,000 square feet. The proposed construction will require the following area variances: Required Existing Proposed Variance 1. Minimum Lot Frontage 75' 50' 50' 25' 2. Minimum Lot Area per 2,500 sq.ft. - 1,436 sq.ft. 1,064 sq ft. Dwelling Unit 3. Balcony Length per 6.85' - 14'-0" 7.15' Section 4.4.14.5 4. A review of Drawings 1 through 3 dated May 3, 3017, prepared by AGP Design Services, indicates a proposed one (1) story rear yard addition. The premises are located in the R1-12.5 Zone and are legally non-conforming with respect to minimum lot area, minimum lot frontage and both side yard setbacks. During the original legalization of the rear yard patio and tool shed, the shed was to be relocated to comply with Zoning regulations. The owner has since indicated that they would like the shed to remain in its current location and they would seek a variance. The property is located in the R1-12.5 Zone. In order to legalize the shed in its current location, the following area variances are required: Required Existing Proposed Variance 1. A review of the drawings prepared by Norman DiChiara Architect, dated June 6, 2017, indicates the construction of a new 990 square foot accessory convenience store building to replace the existing smaller one. The premises are located in the B-3 Zone where a motor vehicle service station is a special permit use per Section 5.1 Use Regulations. The approving agency for such special permit is the Board of Appeals. The proposed convenience store building accessory to the existing service station will require an amendment to the special permit. Z-2017-14 Singer Real Estate Group Inc., 26 East Post Road, SBL 130.27-2-5. Application for a new building. A review of the site plan drawings prepared by Papp Architects, with the latest date of May 30, 2017, indicates a proposed one(1) story retail building. The property is located in the B-3 Zone where commercial retail is a permitted principal use. The approving agency for site plan approval is the Planning Board per Section 7.2.2 of the Zoning Ordinance. However, the application is deemed to be incomplete because it does not comply with all requirements of the Zoning Ordinance. Therefore, the proposed commercial retail space will require the following area variances: Required Existing Proposed Variance 1. Off Street Parking Spaces 14 - 11 3 2. Loading Spaces 1 - 0 1 NEW APPLICATION NO APPEARANCE Z-2017-15 Mr. Andrew Stinson, 44 Garretson Road, SBL 126.05-12-9. Application for an addition. A review of Drawings A-101.00 to A-601.00 dated May 2017, prepared by SI Design, indicates a rear yard second floor addition over existing patio. The premises are located in the R1-5 Zone and the existing dwelling is legally non-conforming with respect to combined two side yard setback. While the proposed addition will comply with the required Zoning setback, the addition will increase the combined side yard non-conformity. The proposed addition will require the following area variance: Required Existing Proposed Variance 1. Combined Side Yard Setback 18' 14.34' 14.02' 3.98'
