A.001 and A.002 dated June 18, 2019, prepared by Haynes Architecture P.C.,
indicates proposed alterations to create a seventh dwelling unit in the basement. The
property is located in the RM-2.5 Multi-Family Zone. The proposed studio
apartment will require the following area variances:

Application to amend a special permit. A review of the cover letter from Zarin &
Steinmetz dated November 15, 2019 and copy of the existing condition site plan,
indicates a proposed amendment to the existing special permit to allow the premises
to be used as a summer day camp. The property is located in the R1-30 Zone where a
private secondary or elementary school is a special permit use. The approving
agency for such special permit is the Board of Appeals in accordance with Section
6.2. The proposed amended use will require an amendment to the special permit per
Section 6.6.4.

Application to legalize rear stairs and platform. A review of drawing A-01 and the
As-Built Survey, each with a filing stamped date of September 4, 2019, indicates the
rebuilt and enlarged rear door stairs and platform for the above referenced property.
The property is located in the R1-12.5 Zone and is legally existing, non-conforming
with respect to lot area, lot frontage and side yard setbacks. Under permit, the rear
stairs were to be rebuilt as is, but were enlarged during construction to accommodate
field changes without amending the plans. Therefore, the proposed legalization of
the rear stairs and platform will require the following area variances:

conversion of a one-family dwelling into a two-family dwelling. The existing
dwelling is located in the R2-4 District and is legally existing non-conforming with
respect to front and one side yard setback. The conversion to a two-family will
increase the side yard non-conformity and will therefore require the following area
