Application to legalize a deck. A review of drawings A-1 and A-2 dated August 30, 2023,
prepared by Gabrielle Salman Architect, indicates the legalization of a rear yard deck that was
rebuilt slightly larger than existed. The previous curved deck was granted a five (5) foot rear
yard variance on November 1, 1995. The property is located in the R1-7.5 Zone, is an
environmentally sensitive site, and is legally existing, non-conforming with respect to one (1)
side yard and rear yard setbacks. The deck reconstruction increased the rear yard non-
conformity and will require the following area variance:

construction of a new dormer. The property is located in the R1-5 Zone and is legally existing,
non-conforming with respect to Rear Yard Setback. These dimensions were established by a
Board of Appeals Resolution dated March 18, 1931 for the construction of a one (1) family
dwelling. The applicant wishes to reconstruct the rear yard deck to virtually the same
dimensions and therefore requests the following area variance:

rear yard swimming pool with patio. The property is located in the R1-12.5 Zone and is legally
existing, non-conforming with respect to One (1) Side Yard Setback. The applicant obtained a
variance to locate the pool within the minimum separation distance of 20’-0” to the building.
A permit was issued for the pool installation on January 11, 2024. Subsequently, the applicants
wish to relocate the pool further from the building and request the following area variances:
