WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES
April 2, 2024
The meeting was called to order by Leslie Lowe, vice chair, at 8:15 AM
PRESENT: Christine Bleyhl (via phone), Leslie Lowe, Grant Hughes, Ryan Kiefer, Paul
McElroy, Tracy Rossi
ABSENT: Diane Kane
STAFF: Wendy Compton-Ring
PUBLIC COMMENT: none
MINUTES: The minutes from March 5, 2024 were unanimously approved.
OLD BUSINESS
220 E 2nd Street, Mixed Use Bldg – amendment, Streamline Architects (ARC 22-31) The
contractor described the changes requested and challenges with the previous elevation
on the south. The request is to change the 2-floor glass to stone. It isn’t a curtain wall
window but two 8-foot windows and there are concerns with sound and thermal
properties.
Paul – not a fan of the stone; what about a metal or some other siding design?
Ryan – talked about an option with using metal in place of the glass
Leslie – agrees, it would look better to be within the same plane
Tracy – does not like the horizontal element of the stone and matching the same height
as the windows
Paul – remove all the extra stone and look at the board and batten or flat metal panel
Ryan – without going back to the curtain wall system, any material would be proud of the
windows
Tracy – feels it is top heavy
Motion:
Paul – moved to table to come up with a better solution
Tracy – 2nd

Whitefish Corridor Community, unaddressed Texas-Colorado Avenue, Dahlin Group
(ARC 24-14) The applicant reviewed the west elevation on the Colorado Ave building in
response to the concerns raised by the Committee at the previous meeting. The two
earlier version were shared along with the updated elevation.
Ryan – elongated the windows helped, the three pack helps to balance it out
Paul – solved the blank wall problem
Leslie – an improvement
Leslie – recommend the landscape architect look at the Glacier Nursery plant list, some
of the plants noted on the plan will not work well here and some turn into some invasive
species; a lot are native and that is great but about four to five are a bit concerning; has
noted some blight on viburnum
Motion:
Tracy – moved to approve as submitted

NEW BUSINESS
615 Riverside Drive, repaint, Steve Sterling (ARC 24-16) New owners of the carwash,
looking at a refresh of the building and include some repairs to the equipment
Tracy – is an improvement
Ryan – asked how the painting will be applied – primer plus paint; could add long-term
maintenance by adding painting to the concrete block. Also, it is a very dark color palette
– not a fan of the grays and blacks, but understands the need to refresh
Paul – thinks it will blend in especially with all the trees, great improvement and likes the
color palette
The sign will have some accent color and will add flower baskets
Paul – roll-up doors – any change? No changes and no changes to the roof

38 Central Avenue, The Park Food Truck Court, Justin Doll (ARC 24-13) Described the
project. The fencing will be horizontal with 2-inch gap with 4-inch wood
Ryan – likes the permeability of the fence and the height is nice
Leslie – suggested a 2 x 12 treated at the bottom of the fence to contain the
berm/bark/landscaping; courtyard space – heat becomes an issue suggests including
some trees; people like trees as it adds a living element to the space; really encourage
the incorporation of a couple of trees; it would make it a much nicer space to be in
Tracy – will you have an ability to have misters? No irrigation, will likely have umbrellas
The gate is designed to look like the gate in the drawing.
Ryan – likes the look of the new stage
The sails and tents will be removed in the winter. The container will be covered with a
barn wood
Ryan – finish on the fence wood? Clear coat on pine Cedar can be untreated but pine
should be treated; likes the clear
Paul – cedar will hold its integrity better and it only costs a bit more
Leslie – add a couple of trees; concerned about irrigation
Motion:
Ryan – moved to as submitted with a suggestion to add a couple of trees

OTHER ITEMS
Pre-Ap – Riverside Plaza, unit 7, 100 E 2nd Street, John Peterson The architect reviewed
the proposal and visited with the Committee about the addition. All looked forward to
reviewing the final project.
