WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES
July 2, 2024
The meeting was called to order by Leslie Lowe, chair, at 8:18 AM
PRESENT: Christine Bleyhl, Ryan Kiefer, Leslie Lowe, Paul McElroy, Tracy Rossi (via
phone), Elizabeth Zachman
ABSENT: Grant Hughes
STAFF: Wendy Compton-Ring
PUBLIC COMMENT:
Kent Paulson, 966 Colorado Avenue. Noted concerns about the proposed driveway near
the item being reviewed for the pre-ap. He believes access was denied 20+ years ago
under Dave Sipe, previous Fire Chief, and he wonders what has changed since then. He
understood these lots were undevelopable.
Joan Paulson, 966 Colorado Avenue. Also, concerned about the driveway.
Lea Bacon, 973 Colorado Avenue. Noted this Committee is the only opportunity for the
neighbors to bring up their concerns. She is also concerned about safety, the height of
the building, the overall massing of the structure, the Resort Residential zoning district
along with the number of people that could be in the homes, the neighborhood context
loss of the trees, increased impervious surface coupled with run off and snow removal
and windows looking into neighboring house’s windows.
Mary Anne Miles, 54 Crestwood Drive. The Committee should go look at the site before
any decisions are made.
MINUTES: The minutes from June 18, 2024 were unanimously approved.
OLD BUSINESS
Townhome, 1028 Patton Lane, Kristl (ARC 24-18) Described the changes to the
townhome from the previous meeting.
Elizabeth – seeing the metal is helpful
Paul – likes this
Tracy – likes the metal waterfall, likes the new look better, prefers this orientation

Ryan – likes the look of breaking up the materials better versus on the same material on
each side
Paul – agrees, sees that perspective
Elizabeth – likes the individual identity with the same material on each side
Christine – likes the individual units too
Leslie – prefers the material swap
Ryan – the dark metal is not captured in the rendering
The metal is standing seam, no ribs; concerns with the metal for the fascia could do
something else Ryan – liked the metal option and understands it will be well-installed like
other projects
Paul – would like to see the rendering with the proper color – the white is too hard to see
Elizabeth – agrees, it would be good to see the darker color along with the materials
Motion:
Christine – move to table with the updated dark metal rendering and show the driveway
changes
Ryan – 2nd

NEW BUSINESS none
OTHER ITEMS
Pre-ap, 969/971 Colorado Avenue, townhomes, MT Creative Described the lots, the
driveway challenges, buildable area, homes, building height – prompting the flat roof
design, retaining walls, materials and colors. Recognizes this is a change in the
neighborhood, as it has been open space for many, many years even though they have
been legal lots since the 1970s.
Committee Comments – The two buildings cannot look exactly alike, neighborhood
context will be important, make sure you review the standards for townhouses, bulk,
scale, volume, massing will be very important. Viewpoint from adjacencies should be
incorporated. The Committee is not making any recommendations at this point. The
buildings are very square, boxy and the flat roof enhances that. Not a lot of plane
changes, two-story unbroken walls. They are garage-forward so this is a challenge to
overcome. Materials – LP or Hardi siding – the buildings will need some sort of material
change help with massing. Maybe something to distinguish between the units? Is there
something to do with the garages? It’s too much with 8 garage doors – can it be reduced
to 4 garages. Can the units be smaller? Blend a little better into the neighborhood, more

variations in the rooflines and careful review of the standards. The location matters. A
lot of asphalt.
