ZIONSVILLE REDEVELOPMENT COMMISSION (“ZRDC”) REGULAR MEETING MEMORANDA FOR Monday, December 27, 2021 at 6:30 pm In-person and Video Conference Meeting THIS REGULAR PUBLIC MEETING WAS CONDUCTED PURSUANT TO VARIOUS EXECUTIVE ORDERS OF THE GOVERNOR OF INDIANA UNDER INDIANA’S EMERGENCY MANAGEMENT AND DISASTER LAW, INDIANA CODE 10-14-3, et seq. (YouTube 00:04:07) TIF Report: Owen Young reviewed current TIF activity and project updates. Specific note regarding Finish permit issuance for Black Acre. Wayne touched on the creation of a marketing sign for Creekside, quotes to be reviewed at a future meeting. 4. Old Business A. (YouTube 00:08:31) Creekside Corporate Park - Lot #1: Bradley Companies:  Brittany Mann updated Commission that Charitable Allies continues to be interested in Lot 1. Staff, IceMiller, and Applicant continue to work through the term sheet. Conversations still ongoing. Redlined term sheet just received. Staff to set up a call internally to review, first week in January. C. (YouTube 00:12:31) 700 East TIF Allocation Area: Project Update (Matt Price): Matt Price w/ Dentons on behalf of Sila Capital and Pock Family Farms updated Commission on proposal. Adler Apartment component was discussed back in October 2021 ZRDC meeting. Came back with updated numbers for overall project update. Timeline: next three years as a whole, ongoing discussions with Whitestown for access point(s) off Whitestown Parkway. Estimated Accessed Value and Summary discussed. Overall site plan shown in concept. School corporation as been reached out to. Term sheet to be provided after discussions with the School. $300/sq.ft. 5. New Business A.
