Asst. Donna Lickteig _______________________________________________ Call to Order Roll Call/Attendance Minutes for Approval – 4/25/24 Topics for Discussion: 1. Nicolas Vlahos – 80 Cedar St. – Variance pursuant to zoning ordinance under Section V, Use of Regulations, Table of Dimensional and Density Regulations for setback requirements to construct an addition. Chair McDermot called the meeting to order at 7:05pm Chair McDermot read the agenda items. Chair McDermot asked the board if they had any changes to the meeting minutes. Chair McDermot motioned to approve the minutes from April 5, 2024. Motion by Donna Collins, seconded by David Haraske. All in favor. Vinny Tirone, Director Municipal Development Center • 39 South Hunt Road • Amesbury, MA 01913 P (978) 300-8151 • tironev@amesburyma.gov MAKE HISTORY HERE PUBLIC HEARINGS Nicolas Vlahos – 80 Cedar St. – Variance pursuant to zoning ordinance under Section V, Use of Regulations, Table of Dimensional and Density Regulations for setback requirements to construct an addition. Mr. Vlahos went over the paperwork to construct an addition. To construct, the side setback would be diminished by 1’ 6”. Mr. Haraske questioned why they chose to construct the addition on the area chosen, instead of a different area where the setback wouldn’t be compromised. Mr. Vlahos stated that to maintain continuity of the interior, and to keep the outside design aesthetic, this was the only area of the home that would make sense to add the addition. Chair McDermot made a motion to close for discussion. Summary of Findings read by Chair McDermot Chair McDermot made a motion to approve/deny Charles Bassler – approve Donna Collins – approve Sharon McDermot – approve David Haraske – approve The Board voted unanimously to approve the Variance application to construct an addition.
