DANGEROUS BUILDINGS HEARING MINUTES December 10, 2014 1:00 P.M. CITY HALL 10 N. DIVISION STREET COMMISSION CHAMBERS 3RD FLOOR – ROOM 301 BATTLE CREEK MI 49014 1. Call to Order: 1:00pm 2. Roll Call: Carman Hamilton 3. Staff Members Present: Dennis McKinley, Code Compliance Administrator; Don Wilkinson, Building Inspector; Leona Parrish, Secretary 4. Additions/Deletions to the Agenda: none 5. Approval of Minutes: Mr. Hamilton approved the minutes from the November 12, 2014 meeting. 6. New Business: a. 37 Bartlett (House) Issue#EN147-25952 Building Inspector: Don Wilkinson Property owner, not present. Don Wilkinson, Building Inspector, stated the house was county owned and meets the qualifications for demolition. Mr. Hamilton affirmed it as a dangerous building and gave thirty days to bring it into compliance. Affirmed. b. 736 Emmett (Commercial) Issue#EN14-26278 Building Inspector: Don Wilkinson Property owner, not present. Don Wilkinson, Building Inspector, stated the owner told him they are planning to demolish the building. Mr. Hamilton affirmed it as a dangerous building and gave thirty days to bring it into compliance. Affirmed. Dangerous Buildings Hearing December 10, 2014 Page 2 of 3 c. 84 S Kendall (Commercial) Issue#EN14-25659 Building Inspector: Don Wilkinson Property owner, not present. Don Wilkinson, Building Inspector, stated the building was in serious need of repair. Mr. Hamilton affirmed it as a dangerous building and gave thirty days to bring it into compliance. Affirmed. d. 1331 W Michigan Ave (Commercial) Issue#EN14-25669 Building Inspector: Don Wilkinson Property owner, Eleanor Regualos for Felipe Regualos, present. Don Wilkinson, Building Inspector, stated the building was vacant, lacks utilities, and lacks property maintenance. Mr. Wilkinson noted the cost to repair was $98,758 with an SEV of $33,480. Ms. Regualos stated the building was up for rent and there were bars on the windows for security. She does not feel it is a dangerous building. Mr. Wilkinson noted it does meet the criteria. Ms. Regualos questioned what work needed to be done. Mr. Hamilton affirmed it as a dangerous building and granted thirty days to bring it into compliance. e. 25 Orchard Pl Issue#EN14-25766 Building Inspector: Don Wilkinson Property owner, Ben Pope, present. Don Wilkinson, Building Inspector, stated the building was a commercial property that was vacant and lacks maintenance. Mr. Pope stated he is cleaning the property and intends on bringing it into compliance. Mr. Wilkinson pointed out the owner needs plans and drawings since the property is a commercial building. Mr. Hamilton affirmed it as a dangerous building and gave sixty days to bring it into compliance. Affirmed. f. 75 South Ave Issue#EN14-26178 Building Inspector: Don Wilkinson Property owner, not present. Don Wilkinson, Building Inspector, stated the house was heavily damaged by fire. Mr. Hamilton affirmed it as a Dangerous Buildings Hearing December 10, 2014 Page 3 of 3 dangerous building and gave thirty days to bring it into compliance. Affirmed. 7. Public Comments: none 8.
