Dr. Bregoli called the meeting to order at 7:00 p.m. by roll call vote:

Approval of Meeting Minutes: April 15, 2021
Motion By: Dr. Nedelman to approve the meeting minutes of
April 15, 2021.

List of Complaints:
The Board reviewed a list of complaints received from April 12 - May 7, 2021.
Ms. McGrath stated they are still receiving COVID-19 related complaints around the
issues of face masks and social distancing. They are seeing normal activity complaints
about trash and rodent activity. There was one rooster complaint, which she has tracked
down, and the property owner was advised that roosters are not allowed in Braintree and
it must be removed. The person also has four chickens which are not permitted and has
been advised they will have to remove the chickens or apply for a permit.
New Business:
Request for Variance of Lifeguard Provision, Reservoir Crossing Condominiums,
614 Pond Street
Ms. McGrath stated this complex has come before the Board for a variance since 2010.
There are two very large buildings with a small kidney shaped pool which gets minimal
use during the week, but more use on the weekends. They have a keycard gate to the
pool enclosure. They are requesting a partial variance for weekdays, and on weekends
and holidays will have a lifeguard on duty. There is no bathing load data for 2020
because the pool was closed due to COVID-19 restrictions. Their bathing load has been
consistent over the years.

Request for Variance of Lifeguard Provision, Devon Wood Condominiums, 1A Devon
Commons Lane
Ms. McGrath stated this is a repeat request. They are requesting a partial variance for
low bather times, Monday through Friday, with a lifeguard on duty weekends and
holidays.

Request for Variance of Setback Requirements for Well Permit: Eric Andersen,
288 Evergreen Avenue
Eric Andersen was present before the Board via Zoom.
Ms. McGrath stated Mr. Andersen is requesting a variance to setbacks. He would like to
install an irrigation well. A site visit was conducted and he is unable to meet the 100 foot
setback to the property line and is requesting a variance to the side yard setback. The
well would be 45 feet from the roadway, 14.3 feet from the side property line and 11 feet
from the house.
Ms. McGrath advised Mr. Andersen to work with his well company to ensure there is no
impact to his foundation by drilling the well within 11 feet. Mr. Andersen stated the well
company has already looked at this and recommended the location.

Request for Variance of Setback Requirements for Well Permit: Caroline Alpert,
136 King Hill Road
Caroline Alpert was present before the Board via Zoom.
Ms. McGrath stated Ms. Alpert is requesting to install an irrigation well on her property.
The proposed well would be 65 feet from the roadway, approximately 25 feet from the
side yard, and 12 feet from the structure.
Ms. Alpert stated there is a pool in the backyard and a shed behind the pool. The well is
being located where it is most appropriate in order to run electrical lines into the house.
Ms. McGrath advised her to work with her well company to ensure the drilling will not
adversely impact her foundation.

requirement, 136 King Hill Road

Informational:
Ms. McGrath stated they held a rabies clinic for cats and dogs and vaccinated 104
animals. Norfolk County conducted an aerial application of larvicide for mosquito
control the third week in April. She stated there have been zero cases of COVID-19 for
the past four days. The state is lifting more restrictions and more things are opening.
Testing at Sunset Lake and Smith Beach will start in June. They are required to test
weekly and will continue throughout the summer.
Ms. McGrath informed the Board that Ms. Melchionda may not be available to attend the
next meeting.
