REGULAR AGENDA ITEMS 2.I. Consider approval of the Planning and Zoning Commission Meeting Minutes from January 11, 2024. 2.II. Hold a Public Hearing and consider a request by the Healthcare, Innovation & Sciences (HIS) Centre to amend Ordinance No. 583 (HIS Centre PDD Zoning) to extend the use of the temporary construction building currently located at 1781 E. Ammann Road, from May 14, 2023 until a Certificate of Occupancy is issued for former Rahe Bulverde Elementary building. 2.III. Hold a Public Hearing and consider a request by Johnathan Bunting for the approval of a Special Use Permit to allow a Guest House as an accessory use on an approximately 1.398 acre tract of land at 34885 Thanksgiving Trail, Bulverde, TX. 2.IV. Hold a Public Hearing and consider a request by Vantage, Inc, for a Planned Development Zoning District (PDD) to authorize a golf course with mixed restaurant and sports activity uses at 2780 Bulverde Road, Bulverde, TX 78163. 2.V. Consider a request by Jenifer Scheibe for a variance to Sections 17.04.003 and 17.04.004, related to Cuts and Fills, of the City of Bulverde Code of Ordinances, on 2.22 acres located at 18738 Forty Six Parkway, Bulverde, TX, for the construction of the Fur and Feather Vet Clinic.  2.VI. Consider a request by Jenifer Scheibe for a variance to Section 17.03.005 & 17.03.006, related to Disturbance of Slope Areas and Tree Preservation within Steep Slope Areas, of the City of Bulverde Code of Ordinances, on 2.22 acres located at 18738 Forty Six Parkway, Bulverde, TX, for the construction of the Fur and Feather Vet Clinic. 2.VII. Consideration of a Final Plat for the Comal County ESD No. 1 Subdivision generally located 800ft northwest of the intersection of SH 46 and Blanco Rd., Comal County, TX, on SH 46. 3.
