Discussion/Motion regarding property lease to FMTC at 101 North 15th Street
Councilor McCall agreed with a 50-year lease, but McCall would like to re-negotiate the Base Rent and inflation factor
every 10 years. Councilor Ridge clarified that the tenant is responsible for their electrical bills. Manager McClarnon
stated FMTC would have access to the basement, and that access to City Hall’s side of the basement could be closed off
with the addition of a door. Mayor Hill agreed 50 years is a long time, but it is guaranteed income for the city. Manager
McClarnon stated FMTC would have first rights to purchase the building if the City would decide to sell the building. The
Council was okay with the 50-year lease but agrees to have a review every 10 years. Councilor Ridge asked if our current
air conditioning system would be able to keep up with FMTC equipment or if that would be something that would need to
be replaced. The council asked that the lease be revised and put on a future council agenda. No action was taken.
