City of Coralville Board of Adjustment Meeting February 18, 2014 Staff: Jim Kessler, Building & Zoning Official Dee Marshek, Administrative Assistant Item 1: Meeting called to order 6:00 PM Item 2: Member present: Rice, Wells, Szczech and Nicola. Absent: Boucher Others present: Tom Hamilton, Manager of Coralville Hy-Vee Item 3: Approval of September 16, 2013 Minutes. Wells: Motion to approve with corrections by: Nicola: 2nd Motion Motion carried: 4-0 Item 4: Election of Co-chair. Szczech volunteers his services as co-chair for 2014. ** Boucher arrives at the meeting. Nicola: Motion to elect Szczech as co-chair for 2014. Wells: Motion 2nd Motion carried: 5-0 Item 5: Public Hearing request for a Conditional Use Permit of a Lawn & Garden Center for Hy-Vee located at 2008 8th Ave. Public Hearing open: Tom Hamilton, Manager of the local Hy-Vee discusses the onsite construction and the possible necessity of downsizing the lawn & garden area this year. He also states that the construction site will change as spring approaches and work progresses on the lot. Wells expresses her current concerns with the parking lot site. Kessler explains the submittal is the same as last year. When the time approaches to setup the lawn & garden area, the City will need to evaluate the site before issuing the Lawn & Garden Permit. Public Hearing closed:  a) Consider approval of the Conditional Use Permit. Wells: Motion to approve. Szczech: Motion to amend the previous Motion; now contingent on compliance with the City’s decision, based on site construction this spring. Nicola: Motion 2nd. Motion Carried: 5 – 0 Item 6: Public Hearing request for a Conditional Use Permit of a Lawn & Garden Center for Theisen’s located at 100 Westcor Drive. Public Hearing open: Public Hearing closed: Members briefly discuss previous submittal and traffic flow. a) Consider approval of the Conditional Use Permit. Boucher: Motion to approve. Nicola: Motion 2nd. Motion Carried: 5 – 0 Item 7: Public Hearing request for a Conditional Use Permit for a Lawn & Garden Center for Wal-Mart located at 2801 Commerce Drive. Public Hearing open: Public Hearing closed: Kessler states this request is the same as last year. a) Consider approval of the Conditional Use Permit. Wells: Motion to approve Nicola: Motion 2nd.
