Normandy Blvd. Background: To Whom It May Concern; Please accept this application for pre-application request for a light manufacturing building that is about 52,800 square feet. Project includes light manufacturing of snacks and supporting offices. The project will be located directly west of the Hollywood Blvd, across from Epic Theatres entrance from Normandy Blvd. Per our initial meeting with Staff, we have revised the conceptual plan, and added truck dock so that the truck circulation will be at the rear and out of public view from Normandy Blvd; as well as accommodative access to future Deltona Village developments. The proposed parking meets the City Code requirement of 1.54 spaces per 1,000 square feet, and will exceed Applicant’s requirements. Appears that existing water and sewer available from Normandy Blvd. should be sufficient to support this project. Access from Normandy Blvd. has been preconceived for left turn lane from Normandy that will require restriping, and based on the anticipated low average trip generation from this project, the anticipated Deltona Village traffic allocation should be more that accommodative for this addition to Deltona Village. We appreciate Staff’s review of our request, and feel free to let us know if we can answer any questions or assist further in processing our request. ..End Attachments: Alpine Site_Deltona Village_220x240 Bldg C City of Deltona Page 3 Printed on 4/28/2022 Development Review Committee Agenda May 5, 2022 C.
