The Development Review Committee meeting is held in the virtual environment via Webex and can be accessed by the following methods: 1. CALL TO ORDER: The meeting was called to order at 9:00 am. 2. ROLL CALL: Also present: Dinelia Santana, Nashla Merced, and Vanessa Suazo, Planning and Development Services; Renee Cairney and Richard Lovett, Code Compliance Division; William Lopez-Colon, Public Works; Sharon Shivers and Samuel Schaller, Fire Safety; Kat Kyp, Building Services; Herb Green, Cadjazz Engineering; Eric Lissy, Bright Side Storage; John Spolski, Spolski Construction, Inc. Present: 4 - Chair Phyllis Wallace Member Carl Lynch Member Ron Paradise Member Joseph L. Ruiz Excused: 2 - Member Leigh Grosvenor Member Jerry Mayes 3. APPROVAL OF MINUTES & AGENDA: None. 4. PRESENTATIONS/AWARDS/REPORTS: None. 5. PUBLIC FORUM: Time permitted, public comments shall be limited to items on the agenda and shall not exceed two minutes. Please be courteous and respectful of the views of others. Personal attacks on Committee/Board members, City staff or members of the public are not allowed and will be ruled out of order by the Chair. NEW BUSINESS: A. Bright Side Storage Revision - SP22-0011- DRC Approval for Final Site Plan Mr. Paradise explained the SP22-0011 application is a revision of SP21-0009, which was approved on May 19, 2022. He stated the new application has changes to the slope and removal of the gate. Motion by Ron Paradise, seconded by Joseph L. Ruiz, to approve Bright Side Storage Revision as per the conditions listed in the Development Order. The motion carried unanimously. B. Alpine Project - SP22-0007- DRC Approval for Final Site Plan Mr. Paradise explained the project is located on a 4.3 acre parcel, for the previously approved subdivision which has not been recorded. He stated the applicant will need to supply the signed document for recordation before the Development Order can be issued. He explained the Site Plan approval is for a 52,800 square foot manufacturing facility. Mr. Paradise stated the left turn lane is acceptable. Mr. Ruiz stated staff spoke with Mr. Green before the meeting and a crosswalk would not be required to be installed at this time. He explained the Development Order condition will be modified, but the applicant will pay into the sidewalk fund instead of constructing it at this time, and design the crosswalk prior to the building permit issuance. Discussion occurred regarding the sidewalk fund. Motion by Joseph L. Ruiz, seconded by Ron Paradise, to approve Alpine Project, SP22-0007, with the conditions in the Development Order. The motion carried unanimously. 8. STAFF COMMENTS: None. 9. BOARD/COMMITTEE MEMBERS COMMENTS: None. 10.
