MEETING MINUTES
THURSDAY, JANUARY 2, 2025
The Doylestown Borough Historic and Architectural Review Board met at 7:30 PM on Thursday, January 2,
2025, at Borough Hall, 10 Doyle Street. The following members attended: Denise Blasdale, Constance
Magnuson, Brian Guerriero, Marie Kovach, Richard Brown, Richard Chase, Andy Happ, and Karyn Hyland,
Director of Planning and Zoning.
CALL TO ORDER: Ms. Blasdale called the meeting to order at 7:30 p.m.
MINUTES APPROVAL: The December 5, 2024, meeting minutes were approved as submitted
(Happ/Magnuson).
SIGN APPLICATIONS: NONE
BUILDING APPLICATIONS:
115 Cottage Street – The homeowner, Adrienne Kleintop, and Andrew Schuler from Marvin Replacement
Windows presented an application for six additional windows to be installed. The HARB had previously
approved window replacement for some of the windows on this house but the applicant did not stall the
simulated divided light included in that approval. The previously approved windows were not the windows
that were installed. The Board voted to recommend approval with the condition that previously approved
windows facing the front and side of the house shall be two-over-two and that one-over-one windows may be
installed on the rear façade. (Happ/Magnuson).
18 W. State Street – Todd McCarty, the building owner, and his architect, Jeff Harris, presented the application
for exterior renovations, including windows. Ms. Magnuson and Mr. Fey would like to see a column at the end
of the balcony. Mr. Happ expressed concerns that the proposed barn door is too modern for the space. Ms.
Magnuson would like the barn door to have the same pattern as the folding doors. The Board voted to
recommend approval as submitted by adding a column to match the two columns being added furthest from the
street, and the glass pattern on the sliding door matches the lights of the nanowall (Fey/Happ).
197 Washington Street – Larry Browne, the homeowner, presented the application for a new roof with the
addition of a skylight on the residence. The roof will be replaced in kind with asphalt shingles. The proposed
skylight will be visible from a side street. No framing changes will be made to the roof to accommodate the
skylight. The stucco added to the right-hand upper elevation will match the bright white color. The Board
voted to recommend approval as submitted (Fey/Happ).
155 N. Main Street – Keila Gilbert Connelly, the property owner, and her contractor presented the application
to replace the roof and siding on the barn to the rear of the property. The existing slate roof has deteriorated,
and the proposal is to replace it with a standing seam metal roof. The proposed roof color will be Burnished
Slate, which the Board suggested would look very dark. The proposed siding is a horizontal Hardie Board. The
Board would like the siding to be vertical to maintain the historic appearance of the existing siding on the barn.
The applicant agreed with the recommendation but wanted to consider what material options are available for
vertical siding. Ms. Hyland suggested that the applicant move ahead with the roof while returning at a later
date to address the siding. The Board voted to recommend approval of the charcoal gray ABC Metal roof in a
narrow pan standing seam material (Happ/Magnuson).
NEW/OLD BUSINESS: Andy shared the Comp Plan updates. The consultants have finalized the edits, and
the plan is in its final format. The planning commission is inviting other boards and commission to attend its
January 14 meeting and February 11 public presentation.
Under the topic of New Business, this was Ms. Heather Walton’s last meeting. Two new members, Brian
Guerriero and Richard Brown, have joined HARB.
ADJOURNMENT: With no further business before the Board, a motion was made and seconded to adjourn at
8:45 p.m.
