MEETING MINUTES
THURSDAY, MAY 22, 2025
The Doylestown Borough Historic and Architectural Review Board met at 7:30 PM on Thursday, May 22,
2025, at Borough Hall, 10 Doyle Street. The following members attended: Denise Blasdale, Constance
Magnuson, Brian Guerriero, Marie Kovach, Ralph Fey, Richard Brown, and Karyn Hyland, Director of
Planning and Zoning.
CALL TO ORDER: Ms. Jacobsen called the meeting to order at 7:30 p.m.
MINUTES APPROVAL: The April 24, 2025, meeting minutes were approved as corrected
(Guerriero/Magnuson).
SIGN APPLICATIONS: NONE
BUILDING APPLICATIONS:
100 Cottage Street: David LaSalle presented an application to install windows for the homeowner. The owner
previously replaced some windows. The proposed windows are going to look the same as the existing
windows. The proposed windows are entirely vinyl, which is not permitted. This application will be tabled to
allow the applicant to consider alternative window options.
30 E. State Street: Gregory Ventresca, the property owner, presented the application for new railings to be
installed along the roof deck. The roof deck railing will match the building's matte black exterior stair railing.
The Board voted to recommend approval as submitted (Magnuson/Kovach).
39 E. Ashland Street: John Wolstenholme, the homeowners' architect, presented the resubmitted application for
an addition and renovation to the house and reconstruction of a carriage house to the rear of the house. The
Board’s recommendations were considered for the resubmission. There was discussion regarding the mass of
the proposed structure and its positioning. The Board voted to recommend approval with some conditions,
including the front door be the color iron ore, the cupola will be removed from the plans, the dormer location
on the carriage house will be adjusted, the wall on the southwest elevation will be stepped back approximately
8” and the windows on the southwest elevation of the carriage house will be altered from 18” to a 2 ½’ in an
eight-over-one Oscar Martin style (Fey/Guerriero).
80 W. State Street: Carl Huber of JR Maxwell Builders presented the resubmitted application for windows.
The proposed five windows will be aluminum, manufactured by the Panoramic Doors company. The
application followed the suggestions from the previous month’s meeting to make the changes to the windows.
The rhythm of the windows flows nicely. The Board voted to recommend approval as resubmitted with the
understanding that the windows might be Anderson, due to the availability of materials (Brown/Guerriero).
NEW/OLD BUSINESS: NONE
ADJOURNMENT: With no further business before the Board, a motion was made and seconded to adjourn at
9:25 p.m. (Magnuson/Hyland).
