Minutes from 2/10/2021 3-0 (motion zaret, second Peake) were approved

Old business
Acessory Dwelling Units (ADUs)
Revised language was reviewed and presented by councilor Peake
Planner Bagg was present to comment and provide insight and recommendations, particularly
regarding new construction versus existing structures. He also discussed language to allow
certain construction by right versus by special permit
The committee proceeded to review and deliberate on revisions and ongoing discussions
around the topic, with ongoing input from the planner
Councilor Rist was present and commented on issues including handling of existing structures
and zoning in the aquifer overlay.
General issues discussed included
• Conversions of existing units
• By right versus by permit
• Parking
• Overall size
• The role of the ZBA in these processes
• Aquifer protection
• Owner occupancy
• Height and number of stories
Discussion was continued to the next meeting March 23rd at 6 PM
Meeting was adjourned (motion zaret, second peake) vote 3-0

- Remove existing Sec. 8.5 (Accessory Apartments) and replace with a new section
allowing Accessory Dwelling Units (ADA) with either a building permit or Special
Permit based on design requirements.
