Planning Commission's recommendation on agenda items containing comprehensive plan
amendments, zone changes, master streets and highway amendments, and vacations are
forwarded to City Council for review and decision unless Planning Commission acts
otherwise. All other items will receive final action by the Planning Commission unless
otherwise noted.
Appeals of final decisions by Planning Commission must be submitted to the Director of
Community Development within nine (9) calendar days of notice to the City Clerk. If the ninth
day falls on a City-observed holiday, the time is extended to the next City working day.

A) An amendment to the MacDonald Highlands Master Plan to amend master
plan development standards and to request waivers from the Development
Code Standards to: 1) reduce the rear setback from 15 feet to 10 feet (Lots
2-6, 35-40), 2) reduce the front garage setback from 20 feet to 18 feet (Lots
6, 32-40), 3) reduce the front side-loaded garage setback from 10 feet to 5
feet (Lot 6) and from 10 feet to 8 feet (Lots 32-40), 4) Reduce the front living
area setback from 14 feet to 10 feet (Lot 6); and from 14 feet to 13 feet
(Lots 32-40); 5) reduce the back of curb to back of curb right-of-way from
the required 42 feet wide to 25 feet wide, and 6) reduce the required 45 foot
cul-de-sac bulbs to 40.5 feet; and
B) Amend a tentative map to adjust the property line locations and street
lengths required for grading and drainage for Phase 2; on 83.6 acres;
generally located southwest and northwest of the intersection of MacDonald
Ranch Drive and Sleeping Dragon Drive, in the MacDonald Ranch Planning
Area.

Short-Term Vacation Rentals, 4.3 Urban Lounges, 5.8 Parking Standards, and
6.5 Free Standing Signs, generally located on 548 acres, south and west of the
intersection of Boulder Highway and Lake Mead Parkway, in the Townsite
Planning and Downtown Redevelopment Areas.

A) Rezone from CC-AE-MP (Community Commercial with Airport Environs
and Master Plan Development) Overlays to CC-AE (Community
Commercial with Airport Environs) Overlay on 3.76 acres, from CC-MP
(Community Commercial with Master Plan Development) Overlay to CC
(Community Commercial) on 1.01 acres and from IP-AE-MP (Industrial
Park with Airport Environs and Master Plan Development) Overlays to IP-
AE (Industrial Park with Airport Environs) Overlay on 1.06 acres to remove
these parcels from the Henderson Executive Airport Center Master Plan;
and
B) Rezone from CC-AE (Community Commercial with Airport Environs) on
3.76 acres, IP-AE (Industrial Park with Airport Environs) on 1.06 acres to
IG-AE (General Industrial) on 4.82 acres and from CC (Community
Commercial) to IG (General Industrial) on 1.01 acres, generally located at
the southeast corner of St. Rose Parkway and Maryland Parkway in the
Westgate Planning Area.
VIII. PUBLIC COMMENT
Items discussed under Public Comment cannot be acted upon at this meeting,
but may be referred by Planning Commission to the appropriate body for follow-
up (NRS 241.020). Public Comment will be limited to three (3) minutes at the
discretion of the Chairman. The Chairman reserves the right to curtail abusive,
offensive, inflammatory or repetitive comments that disrupt, disturb or otherwise
impede the orderly conduct of the meeting. See NRS 241.030(4)(a). Examples

physical intimidation, threatening use of physical force, assault, battery, or any
other acts intended to impede the meeting or infringe on the rights of the board
and/or committee members, City staff, or meeting participants.
