RECOMMENDATION: Final approval by Planning Commission A master sign plan with modifications from the Development Code to: 1) allow two electronic graphic signs where only one is allowed 2) permit the graphic component to exceed 35 percent 3) reduce the distance between electronic graphic display signs from 250 feet to 190 feet, located at 10 Chapata Drive, in the McCullough Hills Planning Area. 18. PUBLIC HEARING MSP-2021008181 - MASTER SIGN PLAN BLACK MOUNTAIN RANCH APPLICANT: LENNAR For Possible Action. RECOMMENDATION: Final approval by Planning Commission A master sign plan with modifications from the Development Code for residential identification signs to: a) Allow thirteen (13) identification signs to exceed the maximum allowed square footage of 50 square feet at various sizes not to exceed a maximum square footage of 287 square feet per entry; b) allow twelve (12) identification signs to exceed a maximum allowed height of 6 feet at various heights not to exceed a maximum of 10’-2”; and c) reduce the required 15-foot setback to 9’-5” for seven (7) signs, located at the Black Mountain Ranch residential development in the Black Mountain Planning Area. 19. RECOMMENDATION: Final denial by Planning Commission Waiver request from Development Code standards to increase the maximum height of a solid block wall in a portion of the front-yard setback from 32 inches to 6 feet located at 834 Cypress Pines Way, in the Paradise Hills Planning Area. 20.
