Call To Order Chair Caputo called to order the regularly scheduled meeting of the Architectural & Historic Board of Review of the City of Hudson at 7:30 p.m., in accordance with the Sunshine Laws of the State of Ohio, O.R.C. Section 121.22. II. Roll Call Present: 5 - Mr. Caputo, Mr. Ray, Mr. Workley, Ms. Marzulla and Mr. Wetzel Absent: 2 - Mr. Funyak and Ms. Kenney III. Public Comment Chair Caputo opened the meeting to public comments for anyone wanting to address the Board. There were no comments. IV. Consent Applications The Consent Agenda was approved. by the following vote: Aye: 4 - Mr. Caputo, Mr. Ray, Ms. Marzulla and Mr. Wetzel A. Main Street (Historic Landmark) Alteration (Removal of Kitchen Entry Door, South Elevation) Alteration (Removal of Window, Add New Windows, East Elevation) Attachments: 205 S Main St (revised 4.26.23) 205 S Main St HHA House Report for 205 S Main St NPS Preservation Brief #9 - Historic Wooden Windows Mr. Workley arrived during the discussion of this application. Ms. Schrenk introduced the application by displaying the elevations of this historic landmark house, explaining the proposed project, and reviewing the staff comments . Mr. Daniel Villani, representing the applicant, was present for the meeting. The Board, applicant and staff discussed making the kitchen door a non working faux door if required by AHBR, that the door is not in public view, the desirability of the proposed first floor windows being in alignment with the existing second floor windows, the need to blend in the new siding and to install wood windows to match the existing wood windows . Mr. Wetzel made a motion, seconded by Mr. Ray, to approve the application with the following conditions: The door may be removed, the siding is to match the current siding and go from window to window and that a wood windows be installed on the first floor in alignment with the windows on the second floor. AHBR 6618 115 College Street (Western Reserve Academy) Addition (Ellsworth Hall Expansion) Attachments: Ellsworth Hill Dining Expansion Revised 4.25.23 Ellsworth Hill Dining Expansion Ohio Historic Inventory Form and Lois Newkirk Excerpt Preservation Briefs 14 New Exterior Additions to Historic Buildings Mr. Mark Wolstein, Bialosky Cleveland Architects and Mr. Jeff Jacot, Western Reserve Academy, explained the purpose of the proposed expansion being to accommodate the entire student body for family style dining, that new course offerings are being considered which will increase the number of students, the inadequacies of the current kitchen, and this will be an aesthetic upgrade to the dining and outside areas. The applicants displayed the exterior of Ellsworth Hall noting the unattractive nature of the back of the building, discussed the historic features of the building, the constraints of building the addition, the outdoor dining area, a compactor which will eliminate the dumpsters, the possibility of a loop driveway with an additional curb cut, that the plans as proposed will be closer to the historic nature of the property when there was not a service drive around the building, that the front exterior will not change aside from landscaping, displayed and explained a potential rendering of the addition which will have windows in proportion with the existing first floor windows, a door on the south side of the building which needs additional thought, the desire to soften the south west corner using a curved design, the utility of the proposed area which will allow it to be an area for informal student gatherings as well as a dining area, the desire to make the west side of Ellsworth Hall more attractive from Route 91, the use of skylights to allow addition light and to attach the addition to the existing building, that the building will be fully water sprinkler suppressed following the completion of this project, that an additional elevator will be added, that the mechanicals will be behind the parapet area and in the basement, that heat pumps will be used throughout and largely hidden and that part of the historic brick wall will be removed which was discussed in light of the Secretary of the Interior's briefing. The Board, applicant and staff discussed the difficulty of backing a truck off of Prospect Street into the facility, that the large amount of glass with white trim gives an undesired different feel to the addition, the Board's greater concern with the outside facade than the interior design, the possibility of making a primary entrance / exit on the west side of the building with more brick and less glass, and that the rear of the building is being changed with the new window styles that do not match the existing rear windows. In summation the Board recommended a closer look at the entry being moved to the south side, the penetrations in the existing dining hall to the new addition and the radius at the southwest corner. This matter was discussed. B.
