I. Call To Order
Chair Caputo called to order the regularly scheduled meeting of the Architectural & Historic Board of Review of
the City of Hudson at 7:30 p.m., in accordance with the Sunshine Laws of the State of Ohio, O.R.C. Section
121.22.
II. Roll Call
Present: 5 - Mr. Caputo, Ms. Kenney, Ms. Marzulla, Mr. Wetzel and Mr. Workley
Absent: 2 - Mr. Funyak and Mr. Ray
III. Public Comment
Chair Caputo opened the meeting to public comments for anyone wanting to address the Board . There were no
comments.

A motion was made by Mr. Workley, seconded by Ms. Kenney, to approve the Consent Agenda.

Mr. Joe Berdine, Signarama, gave the Board a sample of the proposed woven acrylic fabric .
A motion was made by Mr. Workley, seconded by Ms. Kenney, that this AHBR Application be
approved. The motion carried by the following vote:

Ms. Krickovich introduced the application by displaying and describing the site plan and elevations and
reviewing the staff comments.
Mr. Pat Riley, homeowner, agreed to use matching siding and corner boards similar in size to what is on the
house.
A motion was made by Mr. Workley, seconded by Ms. Marzulla, that this AHBR Application
be approved as amended with the siding changed to board and batten or vinyl to match the
house - to be administratively approved, and trim to match the house. The motion carried by
the following vote:

Ms. Krickovich introduced the application by displaying the elevations, noting that a zoning certificate was
approved on June 22, 2022, that on May 9, 2024 staff discovered unapproved changes to the work and issued a
stop work order. Ms. Krickovich also reviewed the staff comments and recommended another site visit .
Mr. Chris Lachman, CSO Consulting and Mr. Richard Brown, LB Architects, additional rotting windows were
discovered during renovation and the approved Pella Reserve Windows were used . The round windows was not
approved and installed at the homeowner's request.
The Board, staff, and applicant discussed the use of a round window which was not centered on the lower
windows, and that neighbors had negative comments regarding the round window.
The applicant requested permission to paint the house while the stop work order is in place . The Board decided
not to give a partial approval.

The Board determined to conduct a site visit to evaluate the work that was already done and proposed work by
the applicant.
This matter was continued.

Ms. Krickovich introduced the application by displaying the elevations, describing the requested changes, and
reviewing the staff comments.
Mr. Chris Lachman, CSO Consulting and Mr. Richard Brown, LB Architects, were present for the meeting.
The Board, applicants and staff discussed: How the painted brick on the rear elevation will be toothed in, the
proposed folding rear doors, the rear brick window, that the interior design has driven exterior design, that the art
glass will be between the thermo pane glass, that the request is for the double-hung windows to become casement
windows, that five sizes of windows are being proposed for the rear elevation as opposed to having a typical
window, that a consistent line of sills could be accomplished, that stained glass should not be used as a
permanent exterior window, the Board noted that a chimney material must be chosen and that Pella Reserve
Windows may be used as replacement windows if the windows are deemed not repairable .
Ms. Krickovich noted a previous approval for the cultured stone to remain unpainted, that limestone and cultured
stone are being proposed where only one may be used, and that information regarding the folding doors must be
submitted.
The Board requested the applicant revise the elevations to show the proposed changes and that a site visit be
conducted.
This matter was continued.

Ms. Krickovich introduced the application by displaying photos of the existing slate roof and the roof with Grand
Manor Shingles, and reviewing the staff comments.
Mr. Ken Romanini, roofing contractor, the Board and staff discussed that the organic under layment is causing
the roof to buckle, and that four different roofing materials are on the roofs of the house .
The Board determined to conduct a site visit.
This matter was continued.

Ms. Krickovich introduced the application by displaying and explaining the project and reviewing the staff
comments.
Mr. David Gross, architect, was present for the meeting.
The Board, applicant and staff discussed: Using a different style of roof to match the house style, the existing
wood front door, the proposed aluminum railing down the steps and alternatives which match the Greek Revival
style of the house, the possibility of reducing the width between the columns, the use of pilasters at the door, that
nothing is to be built in the City right-of-way, the owners desire more thermally efficient windows, and that the
existing windows are in good shape.
A motion was made by Ms. Kenney, seconded by Mr. Workley that this AHBR Application be
approved as amended so that the windows are removed from the application, the portico
addition is approved and staff will review the site survey for appropriate setbacks. The motion
carried by the following vote:

Ms. Krickovich introduced the application by displaying and describing the elevations and reviewing the staff
comments.
Ms. Adriana Thompson, A&D Construction Group and homeowner, and Mr . Jeff Thompson, homeowner,
discussed the fenestration issues, that the front porch is remaining the same size as the current porch, that all the
siding is being replaced and painted brick will be used, that the side windows can be closer together, and that the
rear window should be pulled away from the corner.
The Board, staff and applicant discussed the reasons for the transom windows, that all double hung windows
have shutters, that ganged windows are not required to have shutters, that consistent trim around the windows
will help them be typical, the shed roofs above the lower front windows, and the window over the porch will be
square in the revised elevations.
A motion was made by Mr. Workley, seconded by Ms. Kenney, that this AHBR Application be
approved as amended: With a shed roof above the front door to be reviewed and approved by
staff, the chimney to be painted brick to match, the shutters on the side will align to meet the
fenestration requirement, a 24 x 24 inch window above the front door, and the back corner
window be moved in to satisfy the fenestration requirement. The motion carried by the

Ms. Krickovich introduced the application by displaying and describing the elevations and reviewing the staff
comments.
Mr. Tony Lunardi, LDA Builders, discussed the use of horizontal siding on the bump outs, the rear window
alignment and size, the right side window which meets egress requirements and alternatives using casement
windows with a matching grid pattern, the one-foot roof overhang on the rear of the house, and the size and
placement of the garage doors.
A motion was made by Mr. Workley, seconded by Ms. Marzulla, that this AHBR Application
be approved as amended to: Align the three back windows over the fireplace, and to replace the
side window with a smaller casement window with grids to match the other windows. The
motion carried by the following vote:

Ms. Krickovich introduced the application by displaying and explaining the elevations and reviewing the staff
comments.
Mr. Rick Lambes, Lambes Custom Homes, and Mr. Matt Deramo, homeowner, discussed: The garage setback
which matches the previous house which burnt down, the side windows which are centered on the wall, and the
two small windows which are in the shower.
The Board, applicant and staff discussed: Accepting the proposed location of the garage, that the rear window
can be moved out of the corner, and adding small windows or faux windows into the closet .
A motion was made by Mr. Workley, seconded by Ms. Marzulla, that this AHBR Application
be approved with the massing allowed in response to a unique situation replacing the previous
house. The motion carried by the following vote:

Ms. Krickovich noted she will be on leave until October.

a) Staff notes the applicant is proposing to construct a storage barn to the
rear of the property.
b) The Architectural Design Standards state enclosed accessory buildings
shall incorporate some elements similar to the main body, for example
similar corner boards, window types, or materials. Staff notes the
applicant is proposing a metal siding and roofing material. Suggest a vinyl
siding material to better meet this regulation.

a) The project received AHBR approval on June 22, 2022, with Peninsula
Architects as the applicant. Following the approval, the applicant was
changed to Chris Lachman.
b) On May 9th, City staff conducted a site visit and walk through with the
applicant regarding changes that were made that do not comply with the
approved plans, a stop work order was placed on the property. The
following changes were observed:
- Window replacements on the right, left and rear elevations.
- Siding replacement on the right, left and rear elevation.
- Window design change on the right elevation
c) Staff notes that applicant replaced windows with the Pella Lifestyle Series
and replaced siding on the north and south elevations with cedar wood
siding, both matching existing profiles, the window and siding
replacements were not originally part of the scope of work. Staff notes, the
approved plans stated new windows were to be the Pella Reserve series.
d) Staff notes the second story north elevation window was replaced with a
circular window. Question if this window is appropriate as it is highly
visible and not original to the historic mass.
e) Staff notes windows on the north elevation have a art glass antique
application. Question if this is appropriate. Clarify how this is applied to
the windows.
f) The Secretary of Interior Standards states deteriorated historic features
shall be repaired rather than replaced. Where the severity of deterioration
requires replacement of a distinctive feature, the new feature shall match
the old in design, color, texture, and other visual qualities and, where
possible, materials. Staff questions the severity of deterioration of the
siding and windows as the applicant did not submit evidence of the
deterioration.
g) The applicant is proposing to install low profile skylights on the north and
south elevations. Question the appropriateness of skylights on a historic
home.
h) Since the changes are substantial and involve historic material, staff
suggests the Board request a site visit to further evaluate the changes.

a) Staff notes the applicant received approval for an addition on August 23,
2023. The applicant has submitted changes for the Board to review. The
changes are;
- Window change on the west elevation as well as an overall window
design change on all elevations.
- Three seasons room window/door area on the rear elevation is now
proposed to a glass folding door system as well as the addition of
railings.
- The rear chimney changed from a cultured stone veneer to a cut
limestone veneer system.
b) The Architectural Design Standards state all chimneys must match the
foundation material. Question the change to the limestone veneer as the
rear exposed foundation will remain the cultured stone.
c) Question the folding door system proposed on the rear. Submit
specification sheets on this material.
d) Question the art glass overlay on the proposed window on the west
elevation. Clarify how this will be applied to the glass.
e) Submit specification sheets for the limestone veneer and the proposed
railings.

a) The applicant is proposing to replace roof material on the barn structure
on the property.
b) Staff notes this property received approval from the AHBR on October 26,
2022 to replace the main body of the house from a slate material to a the
Grand Manor shingle material.
c) The applicant is now proposing to replace the barn roof that is attached to
the main body. The roof is currently slate and the applicant would like to
replace with the same shingle material that was used in the original
approval for the main body of the house.
d) Deteriorated historic features shall be repaired rather than replaced.
Where the severity of deterioration requires replacement of a distinctive
feature, the new feature shall match the old in design, color, texture, and
other visual qualities and, where possible, materials. Replacement of
missing features shall be substantiated by documentary, physical, or
pictorial evidence. The applicant has submitted photos of the existing slate
roof. Staff recommends conducting a site visit to better evaluate the
deterioration of the existing material.

b) The Architectural Design Standards state the main body must be the
largest visible mass and wings may not be larger or taller than the main
body of the structure, but they may be the same height. Clarify the roofline
as the roof shows to be a lower height on the front elevation, but the same
height on the rear elevation.

b) The Secretary of Interior Standards states deteriorated historic features
shall be repaired rather than replaced. Where the severity of deterioration
requires replacement of a distinctive feature, the new feature shall match
the old in design, color, texture, and other visual qualities and, where
possible, materials. Confirm existing window material and submit picture
evidence of deterioration.
c) Staff notes the existing house is a Greek Revival style. Question if a flat
roof would be more appropriate for the proposed height of the porch per
the attached style guide excerpt.
d) Submit a surveyed site plan confirming the front property line setback and
all proposed improvements prior to issuance of a zoning certificate.

a) The applicant is proposing to raise the second story of the existing home
and convert it into a colonial style house.
b) The Architectural Design Standards state the main body must be the
largest visible mass. Suggest a wider front porch to further emphasize the
main mass/entryway.
c) The Architectural Design Standards state replacement wall and roof
materials should be blended across a facade (rather than small patch
areas) to ensure compatibility with existing materials. Confirm how the
existing siding and chimney material will be blended with existing
material.
d) The Architectural Design Standards state large expanses of blank wall are
to be avoided. Fenestration placement should be at a maximum of
approximately every 12 feet. Revise the rear and right elevation to meet
this requirement.
e) Suggest rear left corner board window be shifted to better meet
fenestration and to allow more space between the corner board and
window.
f) The Architectural Design Standards state a typical window must be used
for most windows. Question the transom windows on the right elevation
and if a more typical window should be used. Additionally, question the
shutters on the second story of the right elevation.
g) Confirm which existing windows will be replaced.

a) The Architectural Design Standards state the materials used in any mass
must be applied consistently on that mass on all sides of the structure. Staff
recommends the vertical siding projection to be inset to become a separate
projection from the mass behind it.
b) The Architectural Design Standards state doors and windows on the public
faces of a building should be arranged so that they are regulated by a
system of (invisible) parallel and perpendicular lines. Question the rear
and left elevation window design and if the windows should be more
symmetrical.
c) Suggest a smaller window on the right elevation to better accommodate the
space.
d) Question the roof overlap on the second floor rear elevation.
e) Approval is subject to a minor subdivision approval per application
number 24-438.

a) Staff notes the existing house was lost to a fire and the applicant is
proposing to re-build the house in the same location.
b) The Architectural Design Standards state the front face of the main body
must sit forward at least 18” from the front face of the wings. Question if
the garage mass could be moved back by 2 feet to better meet this
regulation and remove the overhang overlap on the rear elevation.
c) The proposed site plan notes a porch, question if that refers to the landing
stoop.
d) The Architectural Design Standards state large expanses of blank wall are
to be avoided. Fenestration placement should be at a maximum of
approximately every 12 feet. Staff notes the windows on the left elevation
are at approximately 12’ 8” with a fireplace fence centered in between the
two. Question if the windows should be at the 12 foot fenestration
requirement.
e) The Architectural Design Standards state doors and windows on the public
faces of a building should be arranged so that they are regulated by a
system of (invisible) parallel and perpendicular lines. Question if the rear
second-story small windows should be centered. Staff notes, this is would
not be on a public facing façade.
