Minutes for Approval March 6, 2017 II. Continued Business Special Permit: 28 Walker Street 01854 The applicant proposes to construct two additional units on the subject property, bringing the total number of units to three, with the appropriate parking. The proposed project is located in the Traditional Multi Family (TMF) Zoning District and requires Special Permit approval for use under Section 12.1.c from the Planning Board. III. New Business Site Plan Review: 110 Industrial Avenue 01851 The applicant is seeking site plan approval for the construction or two (2) building additions and a paved area for new vehicle inventory. This project is in the General Industrial (GI) Zoning District and requires Site Plan Review under Section 11.4 of the Zoning Ordinance. Special Permit: 25 Keene Street 01852 The applicant is seeking Special Permit approval from the Planning Board and a request for relief from the Zoning Board of Appeals for a property located at 25 Keene Street. The proposal involves subdividing a lot and requires a Special Permit from the Planning Board under Section 5.1.1.7 for Frontage Reduction and Section 5.1.10 for Lot Width in the Lowell Zoning Ordinance and Variance(s) under Section 5.1: Table of Dimensional Regulations from the Zoning Board of Appeals for minimum lot size and minimum lot area per dwelling unit and any other relief that is required of the Lowell Zoning Ordinance. The subject property is in the Traditional Two Family (TTF) zoning district. Site Plan Review: 317 School Street 01854 The applicant proposes to construct a new 6,315 SQ FT structure, renovate an existing two- story, 6,070 SQ FT building, repair pavement, and install new onsite underground water, sanitary waste, natural gas, electric, and air piping. The proposed project is located in the Light Industrial (LI) zoning district.
