The Mission Hills Board of Zoning Appeals (BZA) provides that the BZA shall determine whether or not an ARB decision was reasonable
based upon the evidence presented to the ARB and the record of the ARB proceedings. Testimony at the BZA hearing will be limited to a
discussion of the evidence presented to the ARB. No new evidence will be considered.

A. Joann Schwarberg 3501 W 63rd Street
Ms. Schwarberg is proposing a small patio extension in her rear yard.
Summary of Property:

Summary of Project:
At the rear of the house Ms. Schwarberg is proposing to extend an existing patio an additional 5 feet into the
rear yard.
Ordinance Compliance:
There are no conflicts between the proposed project and the City of Mission Hills Code of Ordinances.
Design Guideline Review:
There are no conflicts between the proposed project and the City of Mission Hills Design Guidelines.

B. Property Owner 2111 Stratford Road
The owners are returning to the ARB with changes to their new house, which is currently under construction.
Summary of Property:

• Location of Common Green Space: Front
• Any Special Frontages: None
Summary of Project:
The owners are proposing to relocate their A/C units and generator to the east (left) side of the house,
beside the garage. This is just north of the previously approved location.
Ordinance Compliance:
There are no conflicts between the proposed project and the City of Mission Hills Code of Ordinances.
Design Guideline Review:
There are no conflicts between the proposed project and the City of Mission Hills Design Guidelines.

#2 Mathew & Caroline Moran 2410 W 64th Street
The Morans are proposing to replace selected windows.
Summary of Property:
• Character Area: Neighborhood Estates
• Location of Common Green Space: Front
• Any Special Frontages: None
Summary of Project:
At the front of the house, the window above the garage will be replaced with a new pair of double-hung
windows mulled together. The center mullion on the proposed windows is significantly narrower than the
existing.
At the side and rear of the house two pairs of double-hung windows will be replaced with a new pair of
double-hung windows mulled together. These have the same issue of a narrow center mullion.
Also, at the rear of the home, a single double-hung window will be replaced with a new window of the same
size and style.
Ordinance Compliance:
There are no conflicts between the proposed project and the Mission Hills Code of Ordinances.
Design Guideline Review:
Section 2.7.1 D on page 96 recommends that all window muntins on the home be the same pattern and
proportion, with few exceptions. Having the narrower center mullion will make these windows slightly
different than others on the home. Discussion is recommended.

#3 Dieter & Yassin Trost 3800 W 65th Street
The Trosts are returning to the ARB to present changes to their remodel project.
Summary of Property:

• Any Special Frontages: Hillside
Summary of Project:
At the rear of the house, the originally approved project included an egress stair with an incorporated planter
area. The Trosts are now proposing a simple straight stair.
The Trosts are now proposing to replace or repair the screens in their existing porch.
They are now proposing to change the previously approved standing seam roof, at the screened porch, with
a SBS Modified membrane roof.
Ordinance Compliance:
There are no conflicts between the proposed project and the City of Mission Hills Code of Ordinances.
Design Guideline Review:
There are no conflicts between the proposed project and the City of Mission Hills Design Guidelines.

#4 Ahead Engineering Various Utility Easements
Ahead Engineering is proposing to install small cell node cellular antennas at multiple locations around the
City.
Summary of Property:
• Character Area: Suburban
• Location of Common Green Space: Front
• Any Special Frontages: None
Summary of Project:
The nodes consist of an antenna that is approximately 2 feet tall and 15 inches in diameter. The antenna will
be installed at the top of either a telephone pole or light pole, depending on the location. Each node will also
include an equipment box and a power meter. At most locations all of this equipment will be installed on the
associated pole. A small electrical transformer will be ground set near the pole in select locations.
Ordinance Compliance:
There are no conflicts between the proposed project and the City of Mission Hills Code of Ordinances.
Design Guideline Review:
Design Guidelines do not apply to utility projects.
