BOARD OF MAYOR AND BURGESSES
OCTOBER 26, 2015
1. Mayor Robert A. Mezzo called the special meeting to order at 6:48 p.m. with the
following in attendance:

2. Mayor Mezzo led in the Pledge of Allegiance to the flag.
3. VOTED: Unanimously on a motion by Deputy Mayor Rossi and seconded by
Burgess Neth that Board of Mayor and Burgesses ratify the execution of
the Indemnification and Hold Harmless Agreement between the
Borough of Naugatuck and the State of Connecticut regarding parking at
the Armory for the Regional Band Competition on October 24, 2015.
4. Motion by Burgess to recess to Executive Session at p.m.
for discussion on the following: Real Estate Negotiations (Parcel A, Parcel C) inviting
in _____________________________________________________________________.
Mayor Mezzo will reconvene the meeting at p.m.
The board did not go into Executive Session.
5. Developers Robert Oris and John Lombard gave a presentation to the board on their
vision for the development of Parcel C. Mr. Oris said there will be two structures built on
the property with parking in the rear. One building will be a multilevel building with
approximately 7,500 square feet on the top level and an outdoor patio off the second
level. St. Mary’s Hospital will be the cornerstone tenant. They’re in discussions with the
hospital about opening a fitness facility as well as the medical center. The second
building will be 5,100 square feet of retail space and a restaurant.
Mr. Oris said getting synergy upfront is important for the community and the project. He
said they are spending more money on the exterior of the buildings to attract high end
tenants.
The Land Use Commissions have expressed willingness to hold special meetings and
public hearings to expedite the process.

Motion by Deputy Mayor Rossi and seconded by Burgess Scully to accept the renderings
and elevations shown this evening and authorize the mayor to enter in and execute any
and all contracts associated therewith.
Motion withdrawn.
VOTED: Unanimously on a motion by Deputy Mayor Rossi and seconded by
Burgess Scully that Board of Mayor and Burgesses accept the positive
approval from the Naugatuck Economic Development Corporation and the
documents submitted by the applicant per the PDP for Parcel C as
contained in the purchase agreement.
6. VOTED: Unanimously on a motion by Deputy Mayor Rossi and seconded by
Burgess Scully to adjourn the meeting at 7:19 p.m.

further review.
