Minutes of the November 20, 2019 Regular Meeting of the Architectural Review Board (ARB) Nyack Village Hall 9 N. Broadway Nyack, New York Call to Order: 7:00 pm Present: Maggie McManus, Chairperson, Toma Holley, Member, Gemini Watanabe, Member, Laura Rothschild, Member, Donald Yacopino, Chief Building Inspector Absent: Maren Robertson, Member Application(s) Taken In Order Of Agenda: (1) Application: 258 Main Street. Hispana Signs for M&M Auto. Application for perpendicular sign on Main St. façade. Building Inspector Review: Proposal complies with zoning requirements. Property is in DMU- 2 zoning district. Bottom of sign must be at least 8 feet above sidewalk. Building owner has given permission for sign to be installed. Board Review Based Upon: The application, Building Inspector Review, Testimony of applicant/representative, Jose Garcia, ARB members’ site visit/knowledge of site, consideration of public comment, if any. Board Findings:  Public Comment: none Chairperson McManus motioned to close public portion, seconded by member Holley; by vote of: 4-0 to approve. Motion by Chairperson McManus to accept the application as submitted. Applicant representative will also communicate to applicant Building Inspector’s suggestion to secure bottom of sign to wall with guywire to prevent sign from swinging; seconded by member Holley, by vote of: 4-0 to approve. (2) Application: 138 Main Street. Frohling Sign Co., for Raku Sushi. Application for parallel sign on Main St. façade and parallel sign on Franklin St. façade. Building Inspector Review: Main St. sign complies with sign ordinance. Franklin St. sign complies with sign ordinance. Property is in DMU-1 zoning district. Permission from owner required. Board Review Based Upon: The application, Building Inspector Review, Testimony of applicant/representative, Brian O’Connor, ARB members’ site visit/knowledge of site, consideration of public comment, if any. Board Findings: Public Comment: no public Chairperson McManus motioned to close public portion, seconded by member Watanabe; by vote of: 4-0 to approve. Motion by member Holley to accept the application as submitted; seconded by Chairperson McManus, by vote of: 4-0 to approve. (3) Application: 188 Main Street. Majid Bozorgomid for 188 Main St. Ltd. Continuation of. application to construct a 3 story addition. Property is in DMU-1 zoning district. On November 20, 2019 agenda for adjournment purposes only. Representative for 188 Main St. not present. Application will be addressed at next ARB meeting. (4) Application: 15 Orchard Street. Jay Theise for Mary Ann Bartels. Application to replace 3 windows south of main entrance door with Bay window. Building Inspector Review: Property complies with zoning requirements. Property is in SFR-1 zoning district. Motion by Chairperson McManus to accept the application as presented on the condition that applicant submits front and side elevation drawings with accurate dimensions of the bay window and the 7 over 12 copper roof being proposed; seconded by member Holley, by vote of: 4-0 to approve.
