Julia Brooks for Shop the Chain. Application for two ground floor window signs, one on side
door and one on ground floor facing High Avenue.

Conclusion:
1. Having no comment from the public, the public hearing is closed on a motion by Member
Robertson, seconded by Member Holley, approved by a vote of 4-0.
2. Motion by Member Buckley to accept the application as presented on the condition that the
right side of the sign aligns with the right edge of the window below and if possible that the left
side of the sign aligns with the left edge of the window where it meets the door. Applicant
agrees. Seconded by Member O’Neill, approved by a vote of 4-0.

Building Inspector Review:
Proposal complies with zoning requirements based on variances granted previously.
Board Review Based Upon:

3. Testimony of applicant’s architects Jackie Urra and Daria Tutko, and owner Chris Kaplan.
4. ARB member’s knowledge of the site;

Board Findings
Conclusion:
1. Having no comment by the public, the public hearing is closed on a motion by Member
Holley, seconded by Member Buckley, approved by a vote of 4-0.
2. Motion by Member Buckley to approve the application as presented on the following
condition: A) Rendering 1 on sheet A-100 is representative of proposal. B) Banner depicted on
sheet A-100, drawing 2, is representative. Seconded by Member O’Neill, approved by a vote of
4-0.
Application 4: 400 High Avenue.
DR Pilla for Juniper Time Hotel. Application for rooftop signage
Building Inspector Review:
This is not a permitted sign. Area variance will be required from Article IV, VON 360-4.11E for a
parallel sign not on the front façade of the building and greater in size than permitted 80 sq ft.
Board Review Based Upon:

Application 10: 140 North Highland Avenue.
Oak Cemetery. Application for a mausoleum.
Building Inspector Review:
Proposal is to construct a one story, approximately 5700 sq. ft. structure,
mausoleum/columbaria, facing Route 9W.
The building appears to be at least 19’-5” high from established Grade Plane to highest point at
peak above main entrance door.
Site Plan approval will be required for this project.
An area variance is required from Article III, VON§360-3.2(1)(g) for an accessory building
greater than 12 feet in height.
At greater than 4000 sq. ft. this application is considered an Unlisted Action requiring
SEQRA review.
With a proposed land disturbance of greater than 10,000 sq.ft., a Storm Water Pollution
Prevention Plan is required by Article IV, VON §360-4.12A.

6. Public comment: Jackie Urra is concerned about the size of the building and how imposing it
will be from the street. She would like to know how it compares to the existing entrance building.
Board Findings
The board finds the selected chiseled granite indicated for the façade inappropriate. No cut
sheets of proposed products were presented. The submitted rendering is inconsistent with
colors the applicants want to use.
Conclusion:
1. On a motion by Member Robertson, seconded by Member Holley, the hearing is opened to
the public, approved by a vote of 4-0. Comment by the public see above. The public hearing will
remain open.
2. Applicant agrees to provide A) samples of sawed and chiseled granite; B) Samples of
polished black granite proposed for pilasters; C) Cutsheets for railings;
D) Cutsheets for light fixtures. Lou Deluise will meet members of the ARB at a yet to be
determined day and time to view samples and the site.
3. Applicant agrees to return to the September ARB meeting with revised drawings and further
information.
