Ms. Cosand said the minutes should exclude a sentence describing Ms. Ausley's
excitement.

Ms. Miller discussed the proposed replacement of the five windows. She presented
several photos of the property. The front windows will be painted white to match the
Simonton 5500 series window replacements.
Mr. Edwin Green, 740 SE 3rd Street, stated the
windows need to be replaced due to leakage issues. The new window replacements will
match the existing windows on the property.

Ms. Ausley requested the applicant provide more information regarding the following:
grill size, design (flattening/sculpting), and series (5500 Assure series or 5500 Inspiration
series).
Mr.Gianikas read email notes to the Board.
Mr. Green stated he will reach out to his builder for more information regarding the
window replacements.
Mr. Drake suggested the applicant choose a grill with more depth. He then moved to
approve the 5500 Inspiration series windows.

5. Affirmative Maintenance
Mr. Gianikas reported the property located at 119 NE Sanchez is accruing daily fines from the
code case. The Board previously recommended the Municipal Code Enforcement Board waive
the fines. The property owner can request the Municipal Code Enforcement Board stop the
accrual of daily fines; unfortunately, the property owner is incapacitated.
Ms. Cosand stated the Municipal Code Enforcement Board is not protecting the property owner.
Mr. McCullough suggested the Board recommend suspending the fines for a period of time, to
allow the property owner a time to get the property in compliance. He noted the property was
damaged by transients.
Mr. Gianikas provided a brief overview of the Municipal Code Enforcement Board’s process
and outstanding case. The accrued fines amount to over $27,000. The City recommends the
property owner and buyer hire a contractor to get the property in compliance with zoning.
Mr. Shrum commented the Special Magistrate may agree to waive the accrued fines. The City
will continue to work with the property owner to get the property in compliance with zoning.
Mr. Richard suggested the City contact Joe Critchley's business associate named Andrew to
resolve the matter.
Mr. Gianikas noted the property owner can apply for the East Ocala CRA Grant program for
historic home restoration projects. The programs maximum grant match is $25,000. The City
will continue to work with the property owner to restore the property.

6. Old Business

Mr. Gianikas presented the draft metal roof guide. The goal is to adopt metal roof
guidelines; however, the public can still request a shiny metal roof. The Board has not
discussed metal roof colors. He requested feedback from the Board regarding the draft
metal roof guide.
Ms. Ausley commented the Board prefers shingle roofs.
Mr. Gianikas noted the public can install metal roof designs that mimic clay tile roof
concepts.
The Board recommended several language modifications.
7. New Business
Mr. Holmes suggested the Board discuss bed & breakfast rental rules at the next meeting.
Ms. Miller commented the new State Statute states the City does not have jurisdiction over bed
& breakfast rentals. Other City's that do have regulations on Bed and Breakfast are
“grandfathered ” in, and the City will present more information on the topic at the next
scheduled Board meeting.
Mr. McCullough noted many single-family homes are being operated as Airbnb’s.
Mr. Gianikas noted Airbnb operations must comply with the building code.
