Mr. Gus Gianikas discussed the proposed replacement of twenty-seven windows. He
presented several photos of the property. The applicant plans on replacing the existing
windows with Anderson Series A windows. He provided a brief overview of the grill
design.
Mr. Drake and Ms. Ausley favor the chosen window design, which complies with
architectural requirements of the Historical Guidelines.

Ms. Miller reported the applicant is proposing to convert the porch into an office. She
presented several photos of the property and stated the applicant plans on replacing the
front door and windows.
Mr. Gianikas commented the property is not considered a contributing structure. The
City has met with the property owners to discuss the proposed project.
Ms. Miller noted the application does not include changes to the carport area.
The Board agreed to table discussion since the applicants were not present.

Ms. Miller reported the applicant is proposing a decorative simulated wrought fence and
pool in the rear yard. She presented several photos of the property.
Mr. Gianikas noted the front fence height range along SE 5th Street is 4-feet and 6-feet.
He discussed trending fence heights in the area.
Ms. Erin Schlichter, 1027 SE 5th Street, Ocala FL, stated she measured the fences along
5th Street. She noted a neighboring property has the same fence height (54-inches) and
style she is proposing. She sincerely apologized for installing the metal fence without
Board approval.
Mr. Richard stated property owners who purchase properties in the Historic District, are
required to seek Board approval before making property improvements.
Ms. Schlichter commented a representative from the Historic Ocala Preservation Society
(HOPS) stated no approval was needed for the metal fence. And added she favors a high
fence to keep her dog safe.
Ms. Cosand stated the fence is too high, and the fence material is not approved.
Mr. Gianikas noted the fencing is 41/2 feet height.

Mr. Richard noted a variation is needed for the proposed fence height.
Ms. Schlichter provided a brief overview of the rectangular pool design.
Ms. Cosand requested clarification of the approved fence height for the property located
on Wenona & 5th Street.
Ms. Ausley stated she has no concerns regarding the metal fence or pool design.
Ms. Schlichter noted the property has lot dips on 11th & 5th Street.
Mr. Chuck Collins, 1011 5th Street, Ocala, FL. stated he resides adjacent to the property.
He congratulated the property owner on their property improvements.
The Board requested the City collaborate with HOPS to educate the public.

Mr.Gianikas reported the Board approved the window replacements last July; however,
the wrong windows were installed. The contractor is proposing to place a stimulated bar
across the window to give a double-hung appearance. The City will not be issuing over
the counter permits for the Historic District.
Ms. Christina Chamberlain, applicant stated the property is off the market until the
window matter is rectified.
West shore contractor stated Mr.Gianikas approved the picture windows during the
walkthrough.
Mr. Louis Navas provided a brief overview of the window matter.
Ms. Cosand stated the Board approved double-hung windows.

West shore contractor recommended placing a grid across the inside of the picture
windows to simulate a double-hung appearance.
Ms. Ausley and Ms. Cosand agreed the windows should be replaced with the approved
window design.
West shore contractor reiterated that he had a verbal agreement with Mr.Gianikas. Mr.
Gianikas responded he did not make a verbal agreement to approve picture windows.
Ms. Cosand stated Mr.Gianikas does not have the authority to approve windows.
Ms. Ausley noted the Board will verify if double-hung or single-hung windows were
approved.
West shore contractor noted the manufacturer does not make double-hung windows. He
provided a brief overview of the approved window design.
Ms. Miller clarified the previous Board comments regarding the large window.
Mr. Gianikas noted a motion is needed if the Board wants to approve the simulated sash
bar.
Ms. Ausley confirmed the Board approved double-hung windows. The applicant will
need to submit a new application for single-hung windows.
Ms. Cosand and Ms. Ausley favored the double-hung dimensional appearance of the new
sample.
Ms. Chamberlain requested the contractor install the approved window design.
West shore contractor provided a brief overview of the window design. He noted the
existing frames/casing can remain during the window replacement and an external grill
pattern will be added to the signature window.
Ms. Ausley requested the Contractor apply a contoured grill to the signature window and
she suggested the Board make a motion to approve the window trim.
The amendment was denied; however, the original approval still stands.
