Welcome and Introduction of Visitors
Clonts welcomed the public to the meeting and requested that all visitors sign in.
Approval of Minutes from February 2024 Meeting
Lignell made a motion to approve the February 2024 minutes, which was seconded by Brown.
The motion passed by common consent.
Approval/Modification of Agenda
There were no modifications to the agenda. Lignell made a motion to approve the agenda, which was seconded by Brown. The
motion passed by common consent.
ROME/FLOYD ZONING VARIANCE APPLICATIONS:
BOA24-03-01, for the property at 2230 Redmond Cir., Rome, GA 30161, Floyd County Tax Parcel H13W030, being zoned Light
Industrial (L-I), requests to reduce the side setback and landscape buffer from 20’ to 0’ and to reduce the rear setback and
landscape buffer from 30’ to 0’.
Director Wood presented the application, staff report, and staff recommendation. Chair Clonts opened the public hearing.
Chuck Hardin was present to speak in favor of the application and to answer any questions. The auto repair shop is in need of
expansion but the building is basically on the northern property line and any expansion would be in the setbacks.
No one was present to speak in opposition.
Chair Clonts closed the public hearing and opened the floor for discussion amongst the voting members.

Johnson made a motion to approve, which was seconded by Brown. The motion passed 5-0.

BOA24-03-02, for the property at 2842 Alabama Hwy. and 0 Alabama Hwy., Rome, GA 30165, Floyd County Tax Parcels G13W306,
G13W305 and G13W307, being zoned Community Commercial (C-C), requests to reduce the parking requirement to 65 parking
spaces and to reduce the rear setback and buffer from 30’ to 15’.
Director Wood presented the application, staff report, and staff recommendation. Chair Clonts opened the public hearing.
Jeff Miller was present to speak in favor of the application and to answer any questions.
No one was present to speak in opposition.
Chair Clonts closed the public hearing and opened the floor for discussion amongst the voting members. Johnson made a
motion to approve to reduce the parking requirement to 65 spaces and to reduce the rear setbacks and buffers on the
condition that the variance be limited to the 210-foot long rear property line and the 105-foot long rear property line which
show to be impacted on the provided site plan and to reduce the northern rear property line buffer from 30’ to 15’, which was
seconded by Brown. The motion passed 5-0.
