BOARD OF ADJUSTMENT MINUTES April 22, 2019 The Board of Adjustment held its regular monthly meeting on Monday. April 22, 2019 at 5:00 p.m., in the Council Chambers at City Hall. Members Present Chairman Lannis Nicholson Vice-Chair Wendell Miller Secretary Karen Yarbrough Justin Cothren (Vacant) Steve Hubbard (Vacant) Members Absent None Visitors Present: Mayor Richard Harris, Contract Planner Kevin Gambrill, City Attorney Trey Smith, Planning Assistant Lequitta Jones, Public Works Director Kenneth Duvall, Building Official Brian Holstein, Floodplain Manager Ben Gray, and Lauren Morden, Justin Morden, and Ira Wimer. Welcome Visitors The First Order of Business was a request to review and approve the minutes of the March 25, 2019 meeting. Member Miller made the motion to approve the minutes as written. The motion was seconded by Member Yarbrough and passed unanimously. The Second Order of Business was a public hearing requesting approval for a 600-foot variance from the required 1600-foot requirement (Zoning Regulation Article 3.1.2H) to construct a stairwell to the attic of the garage, for property at 3210 Oak Hill Court. Submitted by Justin and Lauren Morden. (19.04.36.49) Planner Gambrill said this request to allow a proposed accessory structure to have a floor area of 2200 sf in lieu of the required 1600 sf maximum. The staff encourages preserving as much of the existing vegetation as is practical at the north, east, and north/eastern corner of the subject property so as to provide maximum visual screening between the proposed accessory structure and those residing at 502 Oak Hill Lane. Justin Morden said they wanted to construct a permanent staircase leading to the loft area of our external garage for storage. Member Miller made the motion to approve the variance.
