Hamlin Street, Shawano, from residential to commercial, to allow our company to continue operating in the City of Shawano. Schneider Monument has been a staple in the community for 90 years and we have grown too large to continue to operate out of our Page 11 of 36 current property/shop. Our plan is to demo the current multiple-family home and garage at 115 S. Hamlin Street and build a shop large enough to support our operations. The existing home at 115 S. Hamlin is not in the best shape at all and is an eye sore for our neighborhood. By removing it and building a well landscaped and maintained production facility it will help the neighborhood look nicer. Also, by making these changes, it allows our customers to resume parking in our parking lot because our inventory won’t be there, allowing more space and safety for vehicles going up and down S. Hamlin Street. Thank you for your consideration, SMC, LLC (Schneider Monument Company) Chad and Kristy Spaeth 518 E. Green Bay Street Shawano, WI 54166 (715) 526—2613 Page 12 of 36 oo . The rezoning request is to change the property’s designation from SR-S (Single Family Residential) to NMU (Neighborhood Mixed Use). I understand and consent to Ms. Rydzewski handling all matters related to this rezoning application, including communication with the City of Shawano Planning and Zoning Department, the Plan Commission, and the Common Council. This authorization is given with the understanding that Ms. Rydzewski has agreed to pay all associated application fees and cover any increase in property taxes resulting from the rezoning, in addition to her rental obligations. Sincerely, Christopher Gilling Owner/Authorized Representative F V Dairy Facility LLP Page 17 of 36 Rezoning Request for 103 S Franklin Street (SR—5to NMU) Dear Mr. Moesch and Members of the Plan Commission, I am writing to respectfully request the rezoning of 103 S Franklin Street from SR—5(Single Family Residential) to NMU (Neighborhood Mixed Use) to allow me to operate my real estate brokerage, Evermore Realty, at this location. My goal is to create a welcoming office where I can meet with clients, work alongside licensed agents, and continue serving the people of Shawano with care and professionalism. This property is in a natural transition area between downtown and the surrounding residential neighborhood. Directly across the street is another real estate of?ce operating in a home—stylebuilding with the same type of parking re?ect how the I would be using. Rezoning my property would bring consistency to both sides of Franklin Street and area is already developing. In addition, Franklin Field and the Shawano Farmers Market are just down the street, reinforcing this corridor as a gathering space that blends residential, business, and community uses. The community will bene?t from this rezoning in several ways: 0 I plan to hire local agents and staff, supporting jobs and keeping business activity here in Shawano. - A real estate of?ce is a quiet, low-impact use open primarily during daytime hours with light traffic. —— 0 The building is an older Victorian home with historic signi?cance to Shawano, and I take pride in preserving its character. I will continue to keep the property looking nice and well cared for, honoring its history while putting . it to productive use. Neighbors and clients will have access to a walkable, approachableprofessional office that complements Franklin Field activities, the Farmers Market, and our downtown businesses. Most importantly, this request is consistent with the City of Shawano’s Comprehensive Plan. The Plan speci?cally calls for: - Encouraging mixed-use development in transition areas between downtown and surrounding neighborhoods. 0 Supporting the adaptive reuse of existing structures rather than leaving them vacant or underutilized. c Strengthening the downtown core and nearby corridors with businesses that enhance the vitality of the community while preserving neighborhood character. My proposal ful?lls all of these goals by reusing a historic home in a respectful way, adding a low-impact professional service, and contributing to the strength and balance of the Franklin Street corridor. For these reasons, I respectfully ask for your approval of this rezoning request. Thank you for your time and consideration. Warm regards, Stephanie Rydzewski Broker/Owner, Evermore Realty Page 18 of 36 Subject Property - 103 S Franklin Street Shawano ‘ at I V ’1' '* 'f " ' ‘ . 'I’ In. .. Background: • Multiple principal buildings with different uses that increase the total number of principal structures on the same lot to two or more requires a conditional use permit. • The cold storage building will be expanding to add a grain room. • The owners are developing a new certified survey map to combine lots and to acquire a 4 foot strip of land from the city owned parcel to the south to get state approved plans and to meet required setbacks. Recommendation: • Allow the rezoning for this parcel. Conditional Use Permit 12~I 6-2014 Page I of2 Page 29 of 36 Expansive Brewery This property partakes in the brewing, manufacturing, packaging, storage and distribution of beer. We have a full restaurant and ballroom to host events in the main building. There is also an Airbnb with 3 units in the southwest corner of the newly consolidated lot that is utilized for wedding guests for the ballroom. The large shed in the southeast corner is to be utilized in the manufacturing, packaging and storage of the goods sold. We have grown to where we must expand to fulfill orders and the brewing area is in need of expansion. With this building as is to make it feasible for our needs we are in need of adding a small portions to the west for more cold storage and a small 11 X 20 room in the center for a grain room as this must be kept separate from the manufacturing space. This would require acquiring a 4 foot strip of land from the city owned parcel to the south to get state approved plans and to meet the required setbacks.
