• Chairperson Mayor Milavitz called the Plan Commission meeting to order on Wednesday, October 1, 2025, at
5:00 PM at City Hall.

• Moesch stated that the western most portion of Lot 1 was surveyed from Lot 2 to add to Lot 1 as water
frontage. The lots meet minimum standards and staff had no concerns with this certified survey map. Motion by
Gajewski to approve the Certified Survey Map for White Pine Lodge LLC, seconded by Schultz. Hearing no
further discussion, motion carried by Voice Vote.

SMC, LLC (aka Schneider Monument Co) is requesting a rezone of the property at 115 S.
Hamlin Street, Shawano, from residential to commercial, to allow our company to continue
operating in the City of Shawano. Schneider Monument has been a staple in the
community for 90 years and we have grown too large to continue to operate out of our

current property/shop. Our plan is to demo the current multiple-family home and garage at
115 S. Hamlin Street and build a shop large enough to support our operations. The existing
home at 115 S. Hamlin is not in the best shape at all and is an eye sore for our
neighborhood. By removing it and building a well landscaped and maintained production
facility it will help the neighborhood look nicer. Also, by making these changes, it allows
our customers to resume parking in our parking lot because our inventory won’t be there,
allowing more space and safety for vehicles going up and down S. Hamlin Street.

Dear Mr. Moesch and Members of the Plan Commission,
I am writing to respectfully request the rezoning of 103 S Franklin Street from SR—5(Single Family
Residential) to NMU (Neighborhood Mixed Use) to allow me to operate my real estate brokerage, Evermore
Realty, at this location. My goal is to create a welcoming office where I can meet with clients, work
alongside licensed agents, and continue serving the people of Shawano with care and professionalism.
This property is in a natural transition area between downtown and the surrounding residential neighborhood.
Directly across the street is another real estate of?ce operating in a home—stylebuilding with the same type of parking
re?ect how the
I would be using. Rezoning my property would bring consistency to both sides of Franklin Street and
area is already developing. In addition, Franklin Field and the Shawano Farmers Market are just down the street,
reinforcing this corridor as a gathering space that blends residential, business, and community uses.

Expansive Brewery
This property partakes in the brewing, manufacturing, packaging, storage and
distribution of beer. We have a full restaurant and ballroom to host events in
the main building. There is also an Airbnb with 3 units in the southwest corner
of the newly consolidated lot that is utilized for wedding guests for the
ballroom. The large shed in the southeast corner is to be utilized in the
manufacturing, packaging and storage of the goods sold. We have grown to
where we must expand to fulfill orders and the brewing area is in need of
expansion. With this building as is to make it feasible for our needs we are in
need of adding a small portions to the west for more cold storage and a small
11 X 20 room in the center for a grain room as this must be kept separate from
the manufacturing space. This would require acquiring a 4 foot strip of land
from the city owned parcel to the south to get state approved plans and to
meet the required setbacks.
