Spearfish Planning Commission Regular Meeting Minutes Tuesday, December 5, 2017 The Spearfish Planning Commission met in regular session on Tuesday, December 5, 2017 at 3:00 p.m. in the council chambers at Spearfish City Hall. Members present: Toby Bordewyk, Dan Green, Jim Hopewell, Greg Kruskamp, Bob Meyer, Drew Skjoldal, Larry Vavruska and Barbara Zwetzig. Members absent: None. Also present: City Planner Jayna Watson, Assistant City Planner Desirae Mayo, and City Attorney Eric Davis. The meeting was called to order by Chairman Bordewyk at 3:00 p.m. APPROVAL OF MINUTES: Zwetzig moved to approve the minutes of the Planning Commission meeting of Tuesday, November 21, 2017 as presented. The motion was seconded by Vavruska and passed unanimously. DECLARATION OF CONFLICTS OF INTEREST: Bordewyk asked for any potential conflicts of interest to be identified. There were no declarations of any potential conflicts of interest. 1. Variance to rear setback to allow for construction of a new single family home to be located ten feet (10’) from the property line; zoning code requires twenty five feet (25’); property is located in one-and two- family residential zoning district. Applicant: Reggie & Jayme Hunt Location: 303 Meier Avenue Lot 12R Block 70, Original Town, City of Spearfish The applicants, Reggie and Jayme Hunt, briefly described their current plan to construct a new residence to be located ten feet (10’) from the rear property line and comply with the standard front and side setbacks of twenty five feet (25’) and eight feet (8’) respectively. City Planner Jayna Watson presented an overview of the information detailed in the staff report and concluded by presenting staff analysis of the variance criteria and pertinent findings for the commission to consider. Motion was made by Kruskamp, and seconded by Vavruska, to recommend approval of a variance to rear setback requirements from 25’ to 10’ to allow construction of a new single family residence on property located at 303 Meier Avenue, consistent with the general style and design of the residence shown on page eight (8) of the staff report, as requested by Reggie and Jayme Hunt and set a public hearing before the Board of Adjustment for Monday, December 18, 2017. Upon vote taken thereon, the motion passed unanimously. CITY COUNCIL UPDATE: Watson introduced Desirae Mayo, new assistant city planner. Watson presented a brief update on matters before the city council last night. ADJOURNMENT: There being no further business to come before the commission, Bordewyk adjourned the meeting at 3:24 p.m.
