BOARD OF ADJUSTMENT AGENDA APRIL 13, 2015 BOARD OF ADJUSTMENT: Dr. James Hood, Chair Edmund Johnson, Vice-Chair Nancy Corbin, Secretary Don Garrison, Jr. Marita Malone Brian Andrzejewski, Alternate Maureen Bouxsein, Alternate Richard Alferman, Alternate The St. Charles Board of Adjustment will meet on Monday, April 13, 2015, at 6:00 p.m. on the fourth floor of City Hall in the City Council Chambers to consider the following matters: Call to Order and Call the Roll 1. Case No. BOA-2015-2. Address: 61 West Lee Drive (William R Anglin). Request to increase the maximum size for a new detached accessory structure from 856 square feet to 1,740 square feet (29 ft. by 60 ft.) as regulated in §400.530(A)(7) of the City of St. Charles Code of Ordinances. The zoning for the subject property is R-1C Single Family Residential District. (Ward 9) THIS ITEM WAS TABLED AT THE MARCH 9, 2015 BOARD OF ADJUSTMENT MEETING. 2. Case No. BOA-2015-4. Address: 1990 Highway 94 South (Western Oil, Inc.). 3 Variance Requests. 1st - Request to decrease the front yard setback for a building adjacent to Bluestone Drive from 25 feet to 21.23 feet as regulated in §400.230(D)(5)(a), 2 nd – Request to decrease the front yard setback for a convenience store adjacent to Bluestone Drive from 50 feet to 21.23 feet as regulated in §400.410(G)(1), and 3 rd - Request to increase the size of a freestanding service station sign from 80 square feet to 121.25 square feet as regulated in §400.1650(A)(2)(a) of the City of St. Charles Code of Ordinances. The zoning for the subject property is C-3 Highway Business District. (Ward 3) Board of Adjustment Agenda 1 3. Case No. BOA-2015-5. Address: 320 Morgan Street (Omer & Jacquie Clark). Request to increase the maximum lot coverage for a single-family property from 42.03% (1933 sq. ft. – approved through variance BOA-2014-9) to 44.5% (2,046 sq. ft.) as regulated in §400.150(E)(6) of the City of St. Charles Code of Ordinances. The zoning for the subject property is R-1E Single-Family Residential District. (Ward 1) 4. Case No. BOA-2015-6. Address: 800 1st Capitol Drive (Cole and Associates). 6 Variance Requests for a proposed parking lot. 1st – Request to decrease the front yard setback for parking spaces from 25 feet to 16.5 feet as regulated in §400.220(D)(8)(a), 2 nd – Request to decrease the required buffer between commercial and residentially zoned properties from 20 feet to 15 feet as regulated in §400.220(D)(9)(b), 3rd – Request to reduce the landscape buffer adjacent to a right-of-way (exclusive of sidewalks) from 15 feet to 6 feet as regulated in §400.700(J)(2), 4th – Request to reduce the landscape buffer between a parking lot and interior property line (west side of lot) from 5 feet to 0.6 feet as regulated in §400.700(J)(3)(a), 5th – Request to reduce the required trees between a parking lot and interior property line (west side of lot) from 3 to 0 trees as regulated in §400.700(J)(3)(b), and 6th – Request to reduce the required shrubs between a parking lot and interior property line (west side of lot) from 21 shrubs to 0 shrubs as regulated in §400.700(J)(3)(c) of the City of St. Charles Code of Ordinances. The zoning for the subject property is C-2 General Business District.
